Better has ordered my title. Everything was going smooth up until just now. They've asked for more documents including my current mortgage statement that would be due 8/1. LOL I won't get that until mid-July. Let's see how helpful they are at addressing this.

Just curious to see if anyone gotten 2.625% with $0 closing cost (Loan cost - Lender Credits) for a 30 years conventional 300k-500k loan.

Best I got is 2.625% with $2,714 Loan Costs $0 credit.

I got a no cost 2.625% 30-year from Lenderfi ($325k loan). A+B+C = $1157 / Credit = $1211

Also got a 2.25% 15-year from Better with $2500 credit. Market is still hot if you shop alot.

Was your loan over $300k? Best I could do on the 15 year was 2.375% and I'm moving forward with that at the moment with better.com.

My loan was just under $300k and I'm wondering if that's why I didn't get any quotes for less than 2.375%.

Short answer is that under 300k seems to be a tipping point for many lenders. I don't know the mbs market well enough to know why investors start to discount under $300k, my guess is that is just an arbitrary line where they see less interest over the life of the loan. Not saying you can't find a deal under 300k, credit unions and other portfolio lenders like that size.

Definitely stay on top of them about this. They continuously changed my loan amount during my underwriting to closing period. I had to call/email multiple times to get it fixed. For you though, you locked at a certain rate so they have to stick to that or give a really good reason. Please follow up with what they say.

1 - So I dont see this offer on my Amex card but am authorized user, so maybe thats why? But is there any way to have this offer added to my account?

2- I was preapproved from better (am listed on title of the house), and aimloan is giving me a lower rate for 10yr - 200k loan (2.5/ 2.65 APR) with 2k cost and 1k in credits, would the next step be to try to have Better try to beat it?

3- am i missing anything else?

My Loan Amount has stayed the same, but my "Estimated Total Payoffs and Payments" has increased a couple times. Any idea why that is? My prepaids/escrow haven't changed, but it has increased my cash-to-close amount. I'm not sure I care if it's just them estimating what I'll owe my primary and 2nd mortgages at time of closing.m and they dial it in by closing time. That's my guess. I just don't know where they got their numbers from since they don't match the statements I sent them for those loans.

1 - you need to be primary account holder. It doesn't seem to need to be in your Amex Offers section, but you do need to be the primary cardmember

2- don't use Better's preapproval (I'm not sure what avenue you got that from). Use the link in the post to start a new application. Create a new Better account if necessary
