I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Keep bugging them about your LE. If they dont look at it in the first 24 hours, than they might come back and ask for a new one, as they did in my case. I would call and make sure they are reviewing it.

I'm getting 2.875 at $500 total loan cost and another lender with 2.75 with $1400 loan cost... not sure the 1/8pt is worth it for a sub 230k loan?

Quick math puts that at saving $15 bucks a month, so the payback period is 7.7 years. Thats without taking into account the time-value of money, which once you do, clearly makes it so its is not worthwhile paying that much upfront to save $15/month. IMO.

I already used matched offers to get 3.125% zero cost. Loan is 226000. Value is 335000. Would love to get no cost and make money off the 2500.00

I find all of this quite interesting.

I started going through this with Better.com because of $2,500 deal. Figured I should also get a quote from my current bank. Before long I have now applied at 8 places. And sent LE to most. And gone from 3.875 down to 3.0 on refi of $170k.

Better came back with much better rates after the competing LE. Now, it looks like LenderFi is so very close to their offer - partially due to escrow not being required and money tied up there. Back and forth they go.

If you can not manage a good spreadsheet - this whole thing is close to impossible.

Currently have two locks and one other company still wants to try and beat my offers. One other actually overnighted documents even though they have everything online - and he played games with an offer, so they are dead anyways.

yeah there is a pretty good gap between the mortgage rates and treasuries right now, that's why you see a big range

did anyone here use https://www.loancabin.com/ ? i ended up using a local lender for my match, but thinking about loancabin next. their rates (in my case) are damn good
seeing 2.25 for 15yr and 2.625 for 30yr

going in for 2.5% at 30. At 3% right now. Gonna make $5k on this deal. Wish they would extend it. I'd keep at it, Make $10k if I could
