In Texas, the title insurance rates are promulgated by the state and will be the same regardless of the title company you use. The only difference may be the fees the title company charges for closing/escrow services.

Just keep sending messages. A trick I found is to call late after hours and get some random person and tell them you want to talk to arnold. They will put in a "support request". I did two of those and then I got some "managerial lead" that was following up to make sure i got help and i told him i was waiting on my loan estimate price beat and then all the sudden next morning before I woke up I got an email beating the price.

LoanCabin so far has the best rate/credit i've gotten (on the phone, awaiting estimate/quote in email):
Borrowing $240,000 on $520,000 property with 800+credit, 30 year fixed, no lender costs:



2.75% with about $1000 in credits


Awaiting something in writing but with that I'd personally lock at that rate and have Title costs using my own Title Company in PA using Radian for about $1600 which isnt bad.


Dont think Better.com will match/beat this based on the last few pages...

Ok, update after call with Arnold, they are matching the other lender LE. Not taking into account the Amex credit so that's great!

I got $99,999 at 2.625% interest rate for 15 years.
A. Origination points: $1,313 (1.313% of loan amount)
B. Services you cannot shop for: $214
C. Services you can shop for: $1,363
A+B+C: $2,890

E, F, G, H: $227

J. Total closing costs $3,117

Once taking into account the Amex credit, I would be paying $617 to refinance my 5-year old 30yr @ 3.875 rate loan, and I project break-even to be reached at 5 months and an estimated ~$7,800 saved over the life of the loan when comparing the new loan payment vs. old payment (adding extra to old payment since it goes up in new term).

This is great! Hope everything goes smoothly after locking the rate.

Better beat a local company's title costs for closing. The local company was about $500 lower overall, better took the lower of the two on all fees netting out to $700 savings.

Got LE for 15 years 2.5% 0 points. Awaiting for the loan estimate from them and will send it over to better, hope everything works out as expected.

Btw has anyone got assigned to "Mak" from better how is she to deal with.

I literally can't get in contact with lender fi. I have tried a lot of lenders now and no one can beat Better due to eveyone else having origination fees.

Hello: I had applied in May, and Better could not price match the LE I had submitted . My application was going w/ Better was going to expire in June, and I had reached out to Better and was told to submit the CD and note after close for the $1K. I signed paperwork on Thu. and submitted it on Sat (when I received the signed paperwork electronically). I saw today it was mentioned the Price Match has been reduced to $100.
I have not heard back on my submission. Does anyone know when the Price Guarantee changed from $1k to $100. In addition, has anyone received a confirmation of Better honoring the $1k for those of us who had applied

Yes, I was using the amex offer. I had provided a detailed breakdown to the Loan Consultant assistant, who had said they would be able to beat it and to get the official LE. When I submitted the LE the Loan Consultant came back and said they could not match, and would give $1K after I close.

Refinance completed.

6/15: Locked at Better
6/25: Title cleared, underwriting completed already
6/30: Closed

2.75% 30 year
D+E = $1,100
Credit = $3,867
AMEX = $2500

Total profit = $5,267

Will jump right back in the game when I start seeing people get no-cost 2.5% 30year deals. I'll be keeping an eye on the forums for success stories.

Hi,

I see people are doing second round with this Amex/Better offer. Is there any early pay off penalty? I thought most lender want you to keep the loan for at least 6 months?
