So I locked about a week ago and moving through the process. They beat the best offer I had by $1000. I now found a lender (loancabin)with almost a half % better rate with slightly better lender credit to boot. I know their new policy is to only best by $100 but if I submit this new LE will I be grandfathered to the $1000 price policy and will they even match with me locked?

It seems like through this thread and through my own experience that they beat by $1000 when you're not part of the Amex deal, but not when you are part of it.

The "solution" is to lock the rate first then add the deal. I unintentionally did that and got my offer beat by $1000. I was charged an appraisal fee that was later refunded. I did get the task to enter the last 5 of my card when I got closing disclosures for the $2500 credit.

The beat actually worked out to be closer to $2000 as they included their appraisal fee in the match price and matched re-issue title insurance costs which then also went down after the title search.

A friend who has almost identical loan details to mine and went through the Amex link got a match only. They did match the higher title insurance cost which later went down, so about $600 savings there.

Yes, it's in addition to the $1,000 price match. It only applies to new purchases, so most people here can't take advantage. I received a $1,000 check in addition to $1,000 savings on closing (plus the additional lender credits I had) and I'll be getting the $2,500 shortly. Good deal!

NJ - I am not getting better rate from better.com. Loan cabin they are not responding. Loan depot - i got it around 2.875% with 2K closing closts.

How are you guys getting loan estimates from lenders?. All I am getting are rate sheets even after applying and them doing a credit pull. Do we get LE only after locking the rate and start submitting documents?

No, I literally just got one. I had to create an account after having the hard pull and I told them I needed a loan estimate so I could properly compare rates. Applied last night and got the Loan estimate this morning.

Once you are locked, its highly doubtful they will do anything better than match exactly what another lenders LE is. They typically will not beat it by anything. You lose a ton of your matching power after you have locked in a rate with them.

Just an update. Closed my refi on May 2nd. Funded may 7th. Got my $2500 credit Sunday July 5th.

I'm in South Carolina. Got 30 yr 3.25% on 200k loan. 800 credit. Home value 275k.

I've scanned many pages of this thread. Can I apply again for same home on same Amex card and get this bonus again or must it be a different house or different Amex card?

If you're unlucky enough to be assigned the infamous person at better.com mentioned earlier in this thread, then you're out of luck. He doesn't respond, and doesn't match. I sent him the LE 5 min after I received it. I called, texted, messaged. Luckily was able to find a slot free the next day and setup a call. He finally looked at the LE, and like was mentioned for several folks here, factored in the $2500 while "matching" the competing LE, and even after that better was $500 short. (i.e a total of $3000 off). Any talk of "beating by $1000" is a joke. The worst part is how he made me wait for a task that clearly he spent a grand total of 2 minutes on, and tried to justify how better was better.

FYI - perfect credit score. LTV 50%. Good loan amount. Multiple lenders offered me the same rate that better missed by 3k. Rates have stayed at historic lows for a whole week now. Just not worth the aggravation and the chance of missing what you already have if rates go up.

I mean.... Do you really think rates are going to shoot up over night? I'll admit I did refi too quickly but I made $3k on it, got rid of PMI and lowered my rate by .50%. I thought Better sucked for what it's worth. If it wasn't for the $2500, I wouldn't even have given them a chance.

Fingers and toes crossed rates stay low (or lower) for another 5 months then I see if I can reduce rate even more.

My experience with Loancabin has been super awful. I am not sure how it worked for you guys. But these people are way unprofessional, they dont have a good number to call. It leads to voicemail and then that person will never return your call. After couple of days of wait, I got an email and setup a call using their call appointment feature and as expected no call came at the schedule time.
Just FYI, I will not trust them to handle my mortgage. If they cannot show interest in this phase of quoting me, I cannot trust them with financing or for whatever reason if I need their help.
Go somewhere else !!
