EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Seems like everyone is getting pretty good rate options but this is the best I got

Credit 773
Refi primary residence for 417k
Value is about 570k
In North Carolina

Rate 3.375%
Points $415 (no credits!)

What am I missing to get better rates
Agreed - Better's first offer to me wasn't great, I pricematched LoanDepot and they handily beat it

I just locked in at 3.5 on a jumbo loan 30 year no points. So I found out that brokers who work for quicken and other banks have lower pricing than the actual banks.
Which bank was that? I'm looking for a jumbo

It seems people are getting really good rates below 3% for 30 year fixed refinance with zero basis points. Who gets better rates - conventional conforming loans or jumbo loans?
jumbo rates are usually higher

How do I tell loan cabin after I locked with them? Without sounding too much like a a**?

I just submitted to Waterfront but loandepot would not give me an estimate without rolling in my heloc and loan cabin doesn't operate in North Carolina.
As I understand it, most lenders don't want to take on a home equity loan in the 2nd position and want to pay it off. I'm not sure if that's true for HELOC, too.

the terms talk about occupying

I just signed today, so I have the documents handy, here's what I have found so far:
you agree that "the property will be occupied". it doesnt' specify any timeframe, but it must be true at least at the time of signing/closing. You have not yet closed, and it appears you are not intending in occupying...so that could definitely spell trouble.
IANAL by the way,
if you close and then you start looking for a new house, then I don't see much of a problem ,but since you are already looking for one...you could indeed get in trouble, in my interpretation (again, not a lawyer)

"IX. ACKNOWLEDGEMENT AND AGREEMENT

used for any illegal or prohibited purpose or use; (4) all statements made in this application are made for the purpose of obtaining a residential mortgage loan; (5) the property will be occupied
as indicated in this application;
(6) the Lender, its servicers, successors or assigns may retain the original and/or an electronic record of this application, whether or not the Loan is approved;
(7) the Lender and its agents, brokers, insurers, servicers, successors, and assigns may continuously rely on the information contained in the application, and I am obligated to amend and/or
supplement the information provided in this application if any of the material facts that I have represented herein should change prior to closing of the Loan; (8) in the event that my payments on
the Loan become delinquent, the Lender, its servicers, successors or assigns may, in addition to any other rights and remedies that it may have relating to such delinquency, report my name and
account information to one or more consumer reporting agencies; (9) ownership of the Loan and/or administration of the Loan account may be transferred with such notice as may be required

and/or state laws (excluding audio and video recordings), or my facsimile transmission of this application containing a facsimile of my signature, shall be as effective, enforceable and valid as
if a paper version of this application were delivered containing my original written signature.

My closing expert was somehow able to get me additional credit to match Loan Cabin.

$3k in credits to get 2.75%. I don't think I can do better at this time,
My Better rep said they couldn't match LCabin rate and suggested that I go with them instead. They said with the factored in AMEX promo couldn't match LCabin. Seriously? Having received 5 bids all same lower rate with no points, and no lender fees and Better wants me to eat up all the AMEX credit to offset buying points from them to match? Doesnt make sense. Cant say I'm impressed with the experience from them so far. Perhaps they have their fill of business at the moment.

So, if there are two properties, one for my wife and one for me. Let's assume that my wife doesn't have an amex card. Both of us can use my card, say, green card and everyday card for this $2500 credit?

I think you need be a primary card holder to get the credit. Call Better and confirm before you start the application.

Did they cover Title, Taxes and Escrows? The person I was talking to said only A+B+C which is basically just the Title part on the coverage.

Shahhere
Yeah...A+B+C+E.
I might have just gotten lucky....these things change everyday and hard to replicate the same deal. A friend of mine got a [email protected] and 1200 back (covered A+B+C+E and 1200 back) from LoanDepot.

What's the best rate on 30 year? Wondering if I should refi again. I am not sure they can beat my current rate. If they can do 2.5% may be worth it for me. Anyone getting 2.5% or better on 30 year?

Michael is nice to work with and very responsive having spoken with him a few times. Took ample time to discuss rates, etc., and reasonable rates too. Easy application process too. The lock fee is refundable at closing on my LE.

FYI. If you have not looked into it yet then try
https://costcofinance.com. They connect you with multiple lenders online. Very easy process.
If you are an executive member then max lender fee (A) is $350 on your estimate or $650 if you are gold star. (B )depends if you need appraisal and (C ) is fixed like that for any other lender and depends on states. So give or take (A+B+C) is $3-4K in loan cost. Very likely there will be some sort of lender credit to offset some of your closing cost. In my case their rates came out to be better than any lender I spoke with and Better couldn't match. Even after $2500 Amex discount , it was more expensive to go with better. Refi 70% of home value, amount 410k @ 2.99%, 30 yr, and about $200 in my pocket after lender credit. I am likely locking with them.

~$545k loan in Northern CA, 800+ credit score, 39% LTV, waive escrow -

HighTechLending -- 2.875% + $2000 credit
LenderFi -- 2.875% + $2000 credit
LoanCabin -- 2.75% + $2000 credit
Better - loans all the way up to 4.125% have points attached

Submitted my LoanCabin LE to Better, who responded that there's no way they can match as the best they can do is 3.125% + $13k in points.

For those asking about LC, my LE from them took 3 days to arrive - however it came with a rate lock already in effect.
