No cost.
I sent them my quote for a cheaper title company. They added a credit difference to stay with Better Title.

Credit card? If you read through posts from the last few days, it has been mentioned MANY TIMES.

No cost.

I did as I was too busy to find one of my own.

I believe it was close to or right after... a task was assigned to me to provide the information.​

Make sure that the Credit they are giving doesn't include their $1500 origination fee. My quotes turned into having $1500 fee which is not the same as having a $3000 credit with out costs.


For what its worth LoanCabin has been really slow but their quote and Estimate were an exact match without surprises or changes despite being later by 4 days.

I saw a few people ask about CA title services any suggestions I think better is 550$ +365 for title services.

According to AMEX rep I spoke to, this credit is not from AMEX. Better is the one giving the credit in partnership with AMEX.

She said only the lender can verify eligibility and AMEX cannot. This is also why we don't see it under offers on the AMEX page.

But other have reported here that they have had success confirming eligibility with by calling AMEX. So not sure which one it is.

I guess as long as you complete the AMEX details task , it means you are eligible and will get the credit within the 8-12 week timeframe

3250 lender credit with ABC of 1376 with 2.375 rate in Texas and LTV ratio of 70 percent

Any recent offers that are better than this for 15 year ?

Haven't had much luck here in TX. Best has been watermark but they're still worse off than that. Who did you match from for that amount of lender credit?

Thank you for your assurance. The only thing that still baffles my mind is around what would AMEX get out of this offer to its customers when they are not using to pay even a penny to close this transaction. Do they have so much spare cash to shell out in times like Covid?

Someone reported that it's been 2 months and they still haven't received any credit from AMEX and not sure if that ever gets received.

Will we get any confirmation from AMEX that we were qualified for this offer after closure as an assurance to get this credit and it's just a matter of waiting longer similar to rebates ?

Trying to see if this discussion helps others to take the right call when they are factoring this $2500 credit from AMEX to make the right financial decision that cannot be undone.

Got a quote from Watermark for 15yr fixed with LV ratio of 38% at 2.25% with no closing and no prepaid costs. Negotiated for no prepaid costs without escrow so that I don't have to shell out cash and reduced lender credits by $300 to still get this rate.

Depending on your goals, 2.25 might be better in the long run than 2.375 if you could negotiate on how much you save now.
