I have always assumed "No Cost" to mean no cost after all credits. I don't care if I am charged 10k orig fee if it is going to be offset with some lender credit that brings it back to zero... No cost = nothing new goes out of my pocket. So, I expect the credit to cover everything...A,B,C,E
But that could be just me.

We all concur with you. The issue here is saying "no cost & $3,500 in lender credits". In WM's case with a $1,500 origination fee, "no cost & $3,500 in lender credits" really/essentially means "no cost & $2,000 in lender credits", which is misleading.

Hmm... taken separately, both seem true though.... was there 3500 lender credit? Yes. Was the total cost out of my pocket zero at the end of it all? Yes....

For me, regardless of what the headlines state, I email my understanding and get an acknowledgement that my understanding of the "no cost" is correct.

I had that conversation with them earlier today that if they stated "No Cost" as I've been doing this for 12 years of my own refinances and the other FW tread that a "No Cost" loan = NO Lender Costs (A& B on the LE). 3rd Party Costs, Taxes and Escrows are mine to take care of.


"True No Cost" loans I've done in the past in exchange for a higher % is where I've paid no costs including Title/Taxes/Escrows and essentially brought nothing extra to closing other than the loan amount. This has been an issue at times where there is an unexpected cost but again its been agreed upon in the front and the lender has covered the extra costs.


Told WM the same thing that if they quoted me $2000 Credit they'd still be the cheapest for me and most people here instead of "No Cost with $3500". Lets see what their feedback if any is and if they are interested in making a Forum Offer for SD Smilie.

Just got an Amex card and am trying to score this deal. Given the limited time left, I was hoping someone can steer me in the right direction for getting this done quickly. I've read the past few hundred comments and had some questions/ clarification requests.

The amex site says that the application needs to be made by 7/25. Does this mean I need to start an application with Better and then I can find another lender to pricematch with OR do I need to have better approve a price match prior to applying? What I'm trying to figure out is if I'll have the time to get other Lenders to give me a LE and have time for better to approve a price match in the next 7 day or if I just need to get the ball rolling with better in order to qualify for the amex offer.

Regarding getting LE's from other lenders, does it make the most sense to apply for a handful (Loancabin, Watermark, any other recommendations) the same day? Wasnt sure if multiple hard pulls the same day would get grouped as one like some CC applications.

If it makes any difference, I'd likely be going from a 30 year loan to a 15. $320K left on the loan, $500K home value, 830+ credit score.

It has been often reported here they only need the last 5 digits of the AMEX and the name on the card. Amex figures it out.

You might want to read some of the posts here about multiple hard credits checks. It gets posted almost daily that multiple credit checks are not a problem. There was even one this morning.

Is it possible to change estimated property value after lock?

I don't want appraisal coming in low, and affecting me later on. For those of you who changed it, did rate/lender credit change at all?

Thanks. I saw that post and your response. Maybe I should have been more specific with what I was trying to understand. For the purposes of this deal, multiple hard pulls do not seem to matter. I was wondering if there is more of a long term impact and whether doing them all at once would show as 1 vs. 7. If that were the case, then I'd do an app-o-ramma.

Did this task show up initially or later in the process. I locked yesterday and immediately multiple tasks showed up to upload documents and signatures etc. but didn't see anything related to "Eligible card for statement credit". Wondering if I need to reach out to Beter and ask about it.

Does any one have a sample LE from WaterMark?

Over the phone he gave me number of 2.625 with lender credit of $1800 for a 30 year fixed.

Only problem is that he's pretty much refusing to give me a LE unless i lock.

Can i lock and then back out?

Can i just get a copy of LE and fill out his numbers just so i can use it for better.com to compete. This is super frustrating.
