I didnt have an issue. They asked question about if it owned, financed, etc. They wanted a copy of the paperwork from the bank regarding the finance.

I got No cost LE from WaterMark then Better applied $1000, so cost of A,B,C is around $1400 from Better Vs $0 from WaterMark. After $2500 AMEX credit only it will be
good deal than WaterMark, any suggestions?

Also, the WaterMark is charging around $270 for title Insurance where as Better is charging around $650, why should it be different?

Title insurance is something you can shop for. You dont have to use the one Better recommends.

Be Careful what state you are in. Not all states will let them rebate over a couple thousand over fees. So the 3.125 might not net you that much, depending on how its structured.

The real question, is how long do you plan on having the loan. With how rates are atm, I would be tempted to take the most in your pocket as possible, then plan ton refi again. But if you dont want to risk that, then its a math problem based on how long you plan to hold the loan. Only you can guesstimate how long that might be. Then the math is easy.

My last paragraph there stated I am tempted to take the higher payout and promptly refinance it again.

From the Fannie Mae guidelines, I should be good. However, I haven't looked to see if my state would limit the credits to me. I'll keep that in mind. Thanks!

I got lazy this time and didn't shop around. I called and locked with Loan Depot on 7/6. I still have a week until 7/24 to shop around. Also tried Better.com, but they wouldn't price match Loan Depot's LE. Appreciate all tips in advance.

Background: refi from 4.00 to 3.25 with better.com back in Feb. Locked with LoanDepot on 7/6 at 2.75 with 30yrs fixed conventional with following info:

Loan Amount: 485K
LTV: 58%
Debt to Income: 24%
Credit Score: 790+
A= $1595
B = $112 (Already paid $20 for credit report to lock the rate)
C= $900
I= $1056
D+I = 3663

Lender Credits: $4768

I saw someone can get 2.625 with Watermark and Loan Cabin. My LO at LoanDepot said he can try to price match, but need to send competitive LE up high to do so. He's pretty cool guy. Seems responsive to text and email. Also I kinda like loanDepot interface and everything is via web. Will try on Monday to shop around and see.

Sidenote: Anyone's trying to get $100 from Better.com if they couldn't match it Smilie. I'll try so with SD fashion.

Just wanted to thank the OP and all those contributed to this thread (and forum!). Got so many great deals over the years!

I completed my application with better yesterday. My monthly payment will be $100 less plus I am pocketing 2K from the amex cashback. T

It would be great to see the various factors that improve your rate chances.

Apparently small loans are not as desired by these lenders - guessing because when they "sell" them they get a percentage and that hurts their margins.

We all know there are lots of factors.

Size of loan
FICO and any possible credit dings
Single family better
Loan to Value LTV

I'm shooting for the Better.com Amex deal. What do I have to show Better to get them to price match another loan?

My plan was to get a good Penfed rate and try and get Better to price match it. Problem is rates are changing so quickly at Penfed. I've seen the 15 year refinance rate go up .5 percent from one day to the next.
