To get the Loan Cabin LE, do you apply through their site? And do they do a hard pull for it? In the middle of the application there is an authorization to pull credit.

This may not address you directly but I locked early on and Better was unable to match 2.625 on my rate sheet because when I locked, it wasn't even an option. So they dropped me to the lowest rate on my sheet and upped the lender credit to a point I was happy with. So I think they do base movement on the rate sheet you originally locked with.

Any chance the rates drop to 2.25% on 30 year by October? That is the only way this makes sense for me. Wondering if I should apply by tomorrow just in case.

Just got another matching/beating rate from Better to LC

15-yr
2.375%
A=0
B=$614 (I'll ask them to remove the $550 appraisal fee later on as mentioned in previous posts)
C=$1,226

Lender credits $2,341
Amex $2,500

I think it's a good deal now. What you think?

Why do a 15-year when you can do a 30 year and pay it off like a 15-year? Take a phat lender credit and just pay it off in 15 years.

What state is that? (So I remember to never move there!). My A+B+C+D in MD was $1010 all in.

A lot depending on which rate you take. If you took a higher rate with a $6K lender credit for example and dumped all excess cash into your loan to kill principle and then agressively paid down, you'd come out ahead. When the spread between 15 and 30-year is a 0.25, why strangle yourself with a 15-year?
