One more, you need lock the rate in one month. If you applied today, you need lock the rate before 8/25. And close the loan by 10/28

Thank you, so I suggested them to just apply. Worst case they get a "soft hit" if they don't act upon their new home purchase in due time frame.

Are you guys positive that 5k is the maximum lender credit that better gives out?

Are there any DPs on credits more than 5k?

Mine is only $4,784 (before the Amex - i.e., what's actually on my LE), but I also have a small loan and thus, didn't get as great deal as shahhere and others.

Just to clarify that Better can make up and change the rules but like I said and what a lot of others have said that based on whats out there its apply by today and actually if you look at the dates it kinda makes sense:
7/25 apply so 30 day application will take you all the way up to 8/25.
8/25 to 10/28 would then be about the length of the 60 day rate lock.

LOL, no wait I dont have as big a credit from Better as you as my 230K loan amount and after a few PMs I am at $3900.

But you are getting $3,900 on a low rate. At 2.625% the lender credit is only $1,650 and 2.25% is $300 in points. For reference, my loan is $150k.

Thanks for any additional insight as what you noted above sounds like a complete nightmare.
a) Your loan alone could change hands
b) your loan servicing alone could change hands
c) your loan and loan servicing could change hands.
All these are not necessarily because of a refi and you have no control over when or who it will change to. It all depends on the current investor deciding to sell or change the servicing company.
TMS is a servicer but in some case also holds the loan as well most times temporarily when you refi through better.com and sometime for longer. In most cases a servicor change is the only one that affects the end users like us. Who holds the loan is very little consequence to you and me. When servicors change outside of a refi - that is when the scenario I mentioned will be a messy for the borrowers like us.

Mine is 4999. Which makes me feel that 5k is the maximum.
