EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

You are going to have to punch your details in to a website. Aimloan and Loan Cabin have generic rate quotes on their sites without putting in too many details.

Was this before or after you locked the rate?
Better matched my 2.75% competing LE before I locked. After this, I pushed for the other reductions.

I applied online on 7/20, got an auto response: "Thank you for applying for a home loan with us!

We're reviewing your application and will be in touch soon about what to do next.

Due to current market conditions and high volume, a Loan Officer will be in touch with you within the next few days.

Thank you for choosing Loan Cabin Inc. We're proud to be part of your journey to home ownership."

Didn't get another email until 7/24 asking for more details for my desired loan length, value of home etc - I responded Friday at noon and still no word back at 36 hours later from Robert/ bob at loan cabin .com. and no LE yet.
Did they hard pull your credit yet?

costco rate seem high on their website, did you get good rate
Yes, rate I got was not posted on their site. There was no mention of lender credit on site. But after checking rates and asking for details, someone called me. And then we went through couple of phone calls to get enough lender credit to cover our closing costs and good rates. Better didn't even come close, even after Amex credit.

I don't think so. The Rocket Mortgage offer which has pretty much the same terms specifically calls out 11:59pm ET: https://www.americanexpress.com/u...ken-loans/

You could always try and see if the concierge will be able to add it.

LOL, not sure if you missed my earlier posts but I listed another Lender contact from "Caliber Homer Loans" who kicked back amazing credit to me and for everyone else for the states she is licensed for. The problem is that I dont have finalized documents and I've received new disclosures that are not showing the the aggressive pricing. I did get a response yesterday that those disclosures are auto-generated by their system and that until the "exemption" pricing is applied it wont show the right amount; the amount provided initially in the Loan Estimate. I've been assured that the pricing will be the pricing quoted as its been approved but needs a final approval/review layer.

Sooooo for me I am about to close Better sometime next week and they upped their offer but not quite the total credit i have with Caliber. Question around this is what I go ahead and close but also continue with Caliber so I'd close next week and the loan would fund early August and that I would complete 2nd refinance by September as my lock expiration is 9/18 for Caliber. Questions about doing this or any logistics and if I would lose the Amex credit in the midst........

Shahhere
How easy was it to negotiate with Better.com after your rate was locked? They told me on the phone that after the rate is locked, they can only do float down. Is that not accurate?

Bit of a bust with better.com. They couldn't match rate.com (Guaranteed Rate).

Got 2.875% with no points/lender fees through GR
New York State, 625k loan size, 53% LTV, 64% CLTV
I'm paying a quarter point for an escrow waiver since I think I can make back the interest by self-escrowing into my HELOC (currently at PRIME +0% -- 3.25%)

AFME offered me 3% but were concerned that they wouldn't be able to lock rates long enough to complete subordination + CEMA. Super nice folks, though.

Better.com offered me 2.875% w/ nearly $11k in fees No Thanks! New York tends to be hit or miss though.
What do you mean by "self-escrowing into my HELOC" ? How do you make back the interest?
