EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

How easy was it to negotiate with Better.com after your rate was locked? They told me on the phone that after the rate is locked, they can only do float down. Is that not accurate?
Contrary to everything I've ever dealt it was as easy to email them the competing LE and wait for an offer.

If anything before the lock they said they can't quite match the offer I had on hand. After that they matched 1 offer fully and then this last offer the upped it but not an exact match but I went from 3.375% with cost out of pocket to 2.75% with $3900 in credits.

Anyone have any luck after better telling them they wouldn't price match a LE from a competitor?

Still hoping for the $2500 Amex credit and wondering if there's any way I can still negotiate (I.e. ask for another lender, more credits on a higher rate, etc) or if this would be enough to get their $100 price match guarantee at least. Haven't seen anyone mention getting their price match here so I'm wondering if that's something they actually honor...

People seem to have better chance of getting a price match if their rate is locked in. Better.com has been known to negotiate more after that.

I have not had anyone mention getting that $100 in cash for not matching or beating a LE. A lot of people have been rejected and not sure how much they pushed back on Better to get the money.

Got my app in last night just in case. I doubt rates will go down to 2.25% which is where they'd need to go in order for a refi to make sense for me

My experience was the opposite. Once the rate was locked, they stopped communicating with re: the rate.

Yes, rate I got was not posted on their site. There was no mention of lender credit on site. But after checking rates and asking for details, someone called me. And then we went through couple of phone calls to get enough lender credit to cover our closing costs and good rates. Better didn't even come close, even after Amex credit.
What rate did you get ?

What do you mean by "self-escrowing into my HELOC" ? How do you make back the interest?
I suspect Tenari means they will have their HELOC with a balance subordinated, and then will pay what would have been an escrow towards the HELOC and then take a draw out when property taxes and insurance are due, saving some interest on the HELOC balance.

I say this because of "53% LTV, 64% CLTV", so it sounds like the HELOC has a balance of about 11% of the property value.

I just locked my rate with them and they said that they can't compete on rates once the rates are locked. Did you threaten to withdraw the application to get them to match another offer after locking the rate?

410k @2.99% 30yr fixed ~70%LTV and about 4k in credit, that covers A+B+C. I have to pay a lot for title fee C, no appraisal and $350/$650 Lender fee depending on your membership level. Overall ~$500 back in my pocket. Escrow depends on when you close.

Before applying they said no; then I went through and applied and they came back with an offer to match Loan Cabin from $1000 to $350 without any threats.

Then when I got a lower LE from WM they beat them from $2000 to $2150.

Lastly; with my last lender who is giving me $6,600 (have a LE but not the "Locked" LE) Better came back with $3900 but this time they said that's the "Best" they can do. I did not push to withdraw anywhere yet and if I do have a Locked LE from the other lender I can ask for that to be considered and see if they can make a final offer to me next week as I might be setup to close Tuesday/Wednesday as they have done everything remaining on the loan and are looking into final underwriting as it stands.....

Based on the forum I am seeing $5kish offers which would make me close with Better without any loss and to be frank even at $3900 I have nothing to lose and as noted in earlier replies by me that I can close and then immediately focus on closing with Lender#2 in 1.5 months.

Thanks! At what point did you lock the rate with better mortgage? Was it after they beat WM? Or after they said this was the best they could do?

The offer and locking kinda happened together for me as the LO was on vacation and never replied in time so 3rd day the rates reverted back to the non match offers. He finally called 6th day and basically said best he could was the initial offer despite saying the LE was outdated but that since he was away he can honor the original deal even though the rates are worse and so we locked on the phone.

Honestly, if they say no keep pushing the application further as different stages have different people and different thresholds for what and how much they can negotiate. if you truly have a better deal you walk away and lose nothing else take Better.
