EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I received an offer of 2.5% with $5,400 in lender credit from Loan Cabin. Loan Amount of $510,400, 60% LTV, with 800+ FICO.

Loan Depot beat their offer slightly after submitting the Loan Cabin loan estimate. An apples to apples comparison with Loan Cabin is a 2.5% rate with $5,800 in lender credit.

Either option would end up with money in my pocket to go toward escrows.

I've submitted both to Better and hope they can match or beat it.
Are you from CA? And is this 30 year?

Anyone have issues with TMS website?

I have recurring payment setup and works last month but this August 1st they still havent auto deduct it? Its already Aug 3. Should i call them or its just happened Aug 1st was Saturday.

I thought I had mine set up (this would be the first month) but it didn't pull. So I paid manually this morning and it doesn't show in transaction history but did receive a confirmation email. Not sure what the deal is.

I'll wait mine tomorrow just to make sure they dont pull it twice and i will call it to confirm it.

It's weird they haven't pull it. Maybe problem on the system? Normally it should be pull before or after the weekend.

Guys - can you tell me if better.com charge $550 in appraisal to lock the rate even with amex offer? Thats what they told me. I do have amex offer and email saying free appraisal. The better LO mentioned that they will refund once I close the mortgage in 8 to 10 days. This was 2 weeks ago.

Thanks!!

I locked this past Friday with the amex offer without any appraisal charge. It's not even on my loan estimate.

Is it possible for better.com to remove appraisal amount from loan estimate? They added $550 appraisal to my loan estimate, and mentioned it will be refunded in 8 to 10 days of closing. And actually Charged my Amex card $550.

I'm in Texas. Yes, that's for a 30 year mortgage.

I closed with better last week as i was in a hurry. 2.75 with 2500 closing.
Can i refinance before I get the amex credit???.. I guess i can do 2.5 with Loan depot or something with no closing cost..

Do I have to wait for the Amex credit to show up??

It seems they are more willing to compete after locking a rate.

Any lender credits above the closing costs are forfeited, this does not come back to you as extra cash. The only time you'll get cash in a non cash out refi is when your loan amount exceeds the payoff and closing costs by any amount under $2k.
This isn't true. You should get it back up to $2000. I closed Saturday and it specifically says "cash to close to borrower". During closing I had to give them a voided check so they can wire the funds to me. Said I should receive it in about a week.

That they are. I sent a LE before locking and Better came back thousands more.

Locked last week and sent in another nearly identical LE (from a different lender I've been shopping) and now Better came back on par.

2.50%, 30 yr, 79% LTV, ~270K, no escrow

A+B+C (D) = $1100
E+F = $480
$375 lender credit

Total cost = $1205 - $2500 AMEX = $1300 profit
