Better changes the loss payee on your insurance when you get conditionally approved. It's one of the things your processor does when they get the approval for your file. It's not that uncommon.

Thinking about it some more, did you give High Tech Lending an Intent to Proceed? If not, then yeah, that would be really unusual to have the loss payee changed.

I did give them ITP so guess that makes sense. Just was not aware they would change it more then 20 days before we closed. At least it's common. Had a few issues there but it all worked out at the end.

When the credit finally shows up on your Amex online account, it is backdated. Dealer89 has her/his show up on 8/4 with a posting date of 7/11.

I had the same thing happen when I had to switch lenders mid refi. Got a letter in the mail, so I called my insurance company and they said it doesn't matter, your house is covered as long as the premium is paid.

Titling fees are regulated in Texas and as such, the reissue rate is something they are supposed to give you.

In Texas, if your last loan or refinance was less than 5 years ago, you get a 50% discount on a reissue. You can use any title company and you will still get the discount. The reissue discount was changed last year.

So I got an LE from WM that had 2.625 at 30 fixed on 200k 275 value. With $3000 in credit. It failed to show any title fees or my escrows.
None the less after including escrows and title fees it would have been a TOTAL cost to me after everything of $1600.

I shared with better and he came back $2100 higher than that at 3700 cost at closing.

We swapped a few emails and I called another better person Sasha who had called me last week saying I'd get a match as well as a return customer loyalty credit on fees up to $1000 more. I told her I was going to lock and proceed and send the same LE to the assigned LO as soon as I knew who that was.

Another email exchange with my concierge and he said he was escalating my request to management just to see if they could help.

The bottom line was that betters "best" offer was going to cost me $2165 more while I waited for $2500 from Amex. I told them both no deal that I'd take the guaranteed 2165 cheaper with WM

A few minutes later my better concierge replied back and said management knocked another $2500 off. Sure enough the updated LE went from $3740 cost at closing to $1240. This is after all costs and all escrows. I'll get about $2000 back on the current esc4ow account.

I confirmed again that I'd still be eligible to get the $2500 Amex with this offer and he said yes.

So my net excluding escrows (since they are about a wash) is Id gain about 800 at closing and another $2500 from Amex plus cut my rate from 3.25 to 2.625 on 203k and cut another $100 off per month or cut a bunch more months off if I keep paying the same.

Dude I applied there July 23rd and after sending an email Monday aug 3rd I finally got a reply saying they don't serve south ca4olina. Said they were just then on apps from July 23rd.

I am currently looking at my second refinance application with better (first one already closed for 15 yr 2.25% with some lender credit). When I look at my rate table I only show a 30 year rate of 4.375% or a 20 year rate of 3.5% or 3.875%. Anyone else experience this?
