Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

I got price matched and beat by $1000 (apparently, this is still a thing).
WM gave me $1527 credits and they added $1000 on top of it. By the time I lock rates over the phone, he gave me extra few hundreds.

I know they do not charge a escrow/settlement fee so they should be the lowest cost option available. However, I tried to call them during normal business hours twice and could not reach anyone. I asked for a title quote via email over a week ago and they did not respond. Their review, at least for the Dallas office, are pretty poor to average.
There also appears to be an error in their title insurance calculator. I believe the 50% discount for under 5 years is based upon the original policy amount and Valero is basing it off of the premium for your refinance amount.
While they may be the lowest cost option, I don't want them to mess up by closing or miss pay off deadlines when I can pay a trustworthy title company $200 for their escrow/settlement fee.

Honestly speaking unless you have something outside of normal these Title searches should go without a hitch and the only issues everyone is going to run into will be time delays from Title Company and County Offices.
I for one have had random changes made by me to he Title lol so I am always in the not-so-normal category and except for this time around where Better did not communicate things and was just sitting there along with Radian not sending information correctly and me deciding to change the deed caused almost a 2 week turn around in all of it. If you look up Radian reviews (I just recently did) and you'll see the same thing that their reviews are horrible and many of those reviews have other things going on.
Once of the biggest issues you run into is not the Title company itself but the Notary/Closing Agent that they hire who are freelancers and will either not communicate or will have other delays purely on their end and so tight closings have a potential to become nightmares as many of them book crazy back to back closings as they get paid flat fees to close each one.
Once you decide to go with these low cost Title Companies I'd suggest staying on top and emailing a contact or calling them on a reasonable time frame (2-3 days) to see where the process stands such as Order Placement, titlework search, clear to close from their end to the lender etc...even after that stay on top of them setting up an appointment and finding you a closing agent.
