Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.
Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.
Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.
This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).
You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)
You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).
Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.
If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.
I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them. |

I'm asking, because I am/was going to, but now I'm not so sure. I submitted my contact info via their "apply now" link and a few minutes later received a phone call from them asking for some basic information about my house and then he forwarded me to another person who asked me a few more questions and then e-mailed me a link to the actual online application. I have yet to input anything into the application as the whole process so far seems a little bit shady.
I have submitted applications to lenderfi and better.com all online with no problems (on a side note, both gave the exact same apr, 3.002%, but the closing costs for better.com are about 4k higher for some reason. This is for a 30-year 325K refinance) and loandepot is just making me feel suspicious...
Is this how loan depot does things?
In my case loan depot were the easiest one. I can't remember how they called me, but someone did and just did a soft credit check to give me estimates on phone and later send me a PDF. Loan cabin has been the worse by far, totally unprofessional no calls on scheduled time , no email replies.
I too couldnt figure it out so got a hold of my agent who did it on the phone.
He and others I spoke to kept saying that you can select the Rate and continue from there to the Lock after completing all the Tasks. I had 0 Tasks Pending but want clear on where the Rate Lock option was.
Email them stating the Lock as my Loan Officer was emailing me the matching best offer until 7.00PM EST last week before he was MIA until today lol.

Nice, now if only my loan officer there, Arnold R, would get back to me with a match against loan cabin, he originally match loan depot at 3% but I want the 2.625% rate from loan cabin. If I dont hear from him in the morning I'm switching.

finally got a response from better.com
it seems their email system wasn't passing my emails to the loan officer. The processing expert reached out to me and after sending an email to me she could receive my replies. For anyone else using better.com, do not create new email threads (with different subject lines) and try only use replies.

I am looking to re-fi my house. I owe $296k and have lived here for 10 years. My current rate is 3.25/30yr with 23 years left on the loan. Payment is just about $1750/mo. The house is valued somewhere between 900k-1.1m. I have a $20k HELOC at a rate slightly above 4%. Ideally I would also like to cash out $30k for home improvements, new roof and paint.
I have been looking at 20 yr loans for a total refi amount of $350k. Credit is above 740, income is $130k/yr. Can someone recommend a mortgage rate company that services WA State? I would like to pull the trigger ASAP. Hoping to get a 20 yr rate of around 2.75% or lower with little to no points.

The lady said that their processing is backlogged at 72 hours so it seems like you'll need to pester them to get the LE and at this point they seem to be the most competitive for my case in PA with $230k balance. They are also not doing 30 day or 45 day lock and are doing 60 day lock (probably for their processing timing).
I think if they could do 30day locks then you'd be able to see an even better rate or discounts.
