Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Try a few others in the wiki. Lenderfi was not my lowest but of course each person is different.

finally got a response from better.com
it seems their email system wasn't passing my emails to the loan officer. The processing expert reached out to me and after sending an email to me she could receive my replies. For anyone else using better.com, do not create new email threads (with different subject lines) and try only use replies.

In the queue with lenderfi, but frustrated by the unresponsiveness of the agent I've been assigned to. Went through the same thing in April. They acknowledge application, but agent never provide a Loan Estimate.

Same thing this time, sent me 3 messages in a row through their messaging system but never offered a rate. Told me he was working in it. It's been 3 days and several messages I've sent through their messaging platform and not a peep. I was going to try and submit another application to get a different agent, but see that their are no longer accepting application. So I guess I'm stuck with this agent.

My state isn't serviced by Better so I submitted applications for AimLoan, Rocket, Chase, Bank of America, Loan Depot, Box Home Loans, NASB, and HighTechLending.

Rates varied over half a percent and I ultimately went with HighTechLending for a 2.75% 30 year with $1500 in closing.

anyone doing cash-out ReFi? I have a very low loan balance and would like to do a cash-out ReFI so as to keep the loan for a longer period of time...(and use the cash out for college expenses). Thoughts?

I was looking into them for a week. Their rates are relatively competitive, but not as good as what is being discussed in this thread. For a rate of 3.0 on a 290K loan with excellent credit scores, their lender credits covered the origination fee, but that was about it. They had really good communication though and were quick with several loan quotes. It's Sebonic btw.

Bankrate will not show the cheapest rates. Lenders pay to be on there. Check the lenders in the wiki. My rates were much lower and fees also when I looked at bankrate. I thought they were a good tool but I was wrong.

I've been watching these markets for awhile now and finally saw Lender Credits from TexasTrustLoans--they offer Mtges in various states. Last week/early this week they had lender credit of 1900 on a loan at 2.875. They do have origination/processing fee but this was still a good closing cost. There are rates in the 2.875 with no points==and start watching for lender credits. I was already in the process of refinancing with another company and was disappointed at lack of communication. I was locked in a 60 day 2.875 no lender credit as of 5/19/2020. I went to the current lender I'm with and told him that I found these rates and there was nothing that I was legally responsible for refinancing with him. He said ok I'll see what I can do on lender credits. He matched the closing cost/lender credits and it saved me $2327. Don't think you have to sign on the dotted line once you sign the original loan papers--even if interest rate is locked--also don't think you can't ask for a lower rate or lender credits. This loan I'm doing now should be closing next week now that they figured out the glitch that was holding it up. Closing cost was less then $1,000 and title insurance alone is over $800 in Texas and that was the discounted rate. I went with Caliberhomeloans but not sure that I recommend them yet. There are some bad reviews but there usually is with anyone. I was able to also get the Title Insurance lowered because of refinancing 2 yrs ago--so make sure you ask for that if you did refinance/purchase in the past few years. The high Title Insurance quote on TexasTrustLoans website kept me from going with them in the first place--I should have called them.
