Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

That is really unfortunate. My guy was upfront at it being a $1500 origination fee. For Better, when do you tell them about the Amex part?
Off topic, but my experiences with Closeyourownloan were pretty bad. I wouldn't recommend them to anybody, and I'm happy to be done with "racist Dave" as we called him here for what was at best a really ignorant comment he made on the phone.

Well that is junky. What will you do? How did you get such a low title estimate...it's always between $2200-$2500 or so for me.

Better said they can beat my offer by $100 but, that includes a $450 appraisal fee that wasn't going to happen, so really they are worse by $350. But with the $2500 (haven't discussed yet) they still come out on top.

I locked with LenderFi by providing the CC info for locking the rate and esigned the preliminary documents for rate lock. So if I back off now will I only loose the Loan Costs related to B which is about $697 in my case. My origination was zero. Better reached out and said they will match. Even loosing 697 I may be better off when I include the 2500 AMEX credit.

Better wants a LE within a day and the one Lenderfi gave is 2 days old by the time Better looked at it. Trying to get Lenderfi generate a new one with the current date.

Got a 30 year fixed at 2.75 for $510,000.

A - $ 0
B - $696.00
C $1,247.00
D - Total $1,943.00

Lender Credit $2,007.00

This is why I said try to have better match BEFORE you mention amex. Then call up again and say you saw the amex deal in your inbox when you searched for better.com. Ask then if you can get the deal and get them to remove the appraisal fee.

I shopped around and got following so far for 15 year in CA with 40% LTV, 800+ Credit for reference

LoanCabin - 0 Credit @ 2.25, 1500 Credit @ 2.375, A+B+C 1140 (said I don't need appraisal), Net -360 @ 2.375
Watermark - 2000 Credit @ 2.25, 2400 Credit at @ 2.375, A+B+C 3251, Net 851 @ 2.375
Owning - 1444 Credit @ 2.5, A+B+C 1444 (0 Net)

Message Better the Loan Cabin LE to see if they will match.

Was really hoping for A+B+C @ 2.25 No fee net but will see.

Thanks. I haven't mentioned amex yet so no issues there. They aren't responding anymore tonight, so hopefully can work through it tomorrow. I wish there was an appraisal fee with Better...because I know I could get it removed...the problem is they just are giving me a smaller amount credit to compensate. I suppose I could ask loancabin to get me an LE without an appraisal, but this all feels kind of gross I dunno. Maybe I'll get one from them anyway when paperwork is updated.

A closer look shows it's not really that bad though, because Better's title fees are $200 higher, and that benefits me on a match since I can shop for that anyway.

Anyone know what servicer owning.com will transfer/sell the loan to?

I locked a 2.375, no closing costs with a loan of $331K, this week, Signing next week. By far, the quickest refi I've done. Kind of surprised I can't sign this week, all the paperwork is done.

Called around, no one could come close. To get a 2.25 or lower, would require points. Already did the AMEX deal, certain they couldn't compete.

For what its worth LoanCabin and even Watermark at this point just like other lenders are taking days to respond and lock and I think this will come to bite many with closing on time. Better at this point has things in place better (no pun) so if the rate match or credits are close I might just just pick them despite being a deal junky myself as I dont want to lose out on both ends.

To be fair LC was and is slow but their estimate was the same as the quote without any surprises which is nice.
I am not happy with the communication with Watermark so far as the rates & numbers are not what was quoted in email and discussed on the phone and to tell me that it was what we discussed Friday is not good enough. Its silly to pull out technicalities when I provided what you asked for asap from my end but it took your until today to reply/respond....

just an update. Loan proceeding with better.com. Appraisal was done a couple of days after locking in. I delayed it myself to ensure they did a 2nd match (even if the rate was locked) and they closed the gap. Looks like their processors are offshore going by a) time of day the "tasks" come in (usually late evening) and b) language/words used for custom requests. 2 LE updates, 1 was for the match they did and 2nd was for the slight differences in title costs from my chosen title company and theirs.

As a double FYI, for TX, title fees are regulated so you get very little gain by shopping around in terms of $$$ but you want to go with a reputable title company; In the case of better.com title company it looks like they have just a pop-up office in a wework shared office in Austin.... doesn't instill a lot of confidence that they'll be there if you have an issue later.

Alright, after not getting anything from Watermark from my contact I now have a LE he sent over yesterday. The LE did not line up with what what we discussed as "No Costs" and upto $3500 towards closing. The LE had $1500 in Origination Fees and only $3000 on J.


He keeps saying that J(Credit) can only be used for closing costs but that's not how it works. In the past If ABC=$3000 the remainder $500 would go towards escrows or principle reduction. Credit on J doesnt come with conditions like that so I am not sure how to proceed......


Today he did reply back they locked me at 2.75% with $3500 towards closing costs. If i have a LE showing $0 Origination fees and J=-$3500 I am going to take it. Better hasn't responded yet but this works out to be better than Amex deal with all the money upfront.


People who have LEs from Watermark Please let me know your thought on this Credit dilemma and how they have done this in the past if possible.
