Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Just following up on my loan, which is going nowhere.

Better has not taken any action on my loan in 2 weeks. I asked for them to order the title from Radian 10 days ago and have made 3 followups, and Radian has confirmed they haven't done it. Jessica has responded to 1 of my 4 e-mails only to thank me for waiting, said she will tell her team to do it, and that never happened. The people that pick up are always nice, but unhelpful and can never seem to reach my team.

Meanwhile I paid $20+ to get a LE from Caliber (they made me pay for a credit report before they would give me the "updated pricing"). They did give me a good $500 improvement unlocked LE that I sent to Better (which maybe they'll look at in 2021), but then my locked LE showed thousands of dollars worse. Than Yanahi came back with the one that she said "reflects the discount"but was still $1500 worse than what we had discussed. It's hard to see a world where I move forward with Caliber so I don't really care that much.

If Better won't match Caliber, Loan Cabin may start to look good again with new lower rates. I had locked with them a couple weeks ago, and then stopped my application before they could order the title because I was working with Better. We ended on "good terms" and I said I would refer others. Do you think they would hold me to the locked rate, or might they negotiate? Rates have dropped about 3/16 on their site from when I locked.

Yes, as I've said from the beginning and am glad that I stuck through with my gut instincts to not drop Better.com when I got the LE from Caliber until things were done and "Locked" on hand. I am seeing people get their updated Loan Estimates to be correct after the "Auto" disclosure but with all this back and forth that was not explained to me I am closing with Better myself.


In all fairness if i had gotten the LE and Docs last week; i'd have said no to Better as I (unlike most here) am getting a large credit which is larger than the Better/Amex combined without waiting the full 12ish weeks.........the drop in communication and this wait after 10+ days is not worth losing out on both Better and a "Possibility" with Caliber to be honest.


The Credit processing fee should have been worth a Better.com match Smilie. Either way they are still asking me other details and I am being greedy and seeing if they'll let me close in Mid Sept after a Better close in the next few days....lets see.

Has anyone successfully closed with WM and had the option to float down? I am at the following from last week with an opportunity to float down after clear to close.

2.75, 30yr, 255k loan amount
$2567 A+B+C
70% LTV
$2550 credit

I am hoping to get a better rate after clear to close. I wanted the AMEX deal, but better does not operate in my state.

I got a 2.5% offer with very similar details you have, but was told roughly net $300 cost (smaller lender credit than yours).

I'll ask about the float down possibility for mine.

I was told 45 day lock and 30-40 day close window.

I was also told the rates are the same for escrow vs no escrow... is that really true?

Loan Cabin does charge a lender fee of $1290.00 on most loans. So that will be about half your credit. But still a good deal for a 2.5% if you did not have to pay for points.
