Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I value my opportunity cost at about 6% APR because Im young and can handle the risk and swings of the market. But even in that scenario, the small savings on a 15 yr vs a 30 would never be worth it to me to give up that much financial flexibility with significantly higher mandatory payments.

I look at things from an NPV/opportunity cost perspective and have financial flexibility and plenty of cashflow to be able to pivot. Some people are more comfortable with Dave Ramsey type advice and want to be very defined and locked into their monthly budget.

I got a draft LE from LoanCabin last night. Applied on their site on 7/24.

$247,500 loan on a $330,000 property in TX.

30 year fixed – 60 day lock – Waived Escrow

2.625% gives $1,800 credit

2.500% costs no points / no credit

A: $0
B: $795 (includes a $595 appraisal that should get waived). $200 after the appraisal waiving.
C: $2,935 (includes a $539 survey fee that will get waived when I provide a copy of the last survey). $2396 after waiving the survey.
E: $162

A+B+C+E = $2758

I'm hoping I could knock about $1k off the title fees by going with a cheaper title company which would make the 2.625% pretty much no cost.

What was odd is on the quote he had escrow waived. I asked if they could get me a better rate or better lender credit by not waiving escrow and he said no. Has anyone else been told that by Loan Cabin?

Trying to refinance in TX from 30 year (22 years still left) to 15 year fixed with LTV around 32% and excellent credit. This is what I'm getting from Loan Cabin:

15 year fixed
Rate(APR): 2.125% (2.168%)
Points/Credits:$601
Payment:$1,266

Any recommendations for a better offer? Thanks.

If anyone has done this or knows about it let me know:
Should I pay my current lender's monthly mortgage or let the interest get rolled in during close as I should fund before the 15th.


Until I fund I'll be paying interest at the higher current rate one way or another I think?


Lastly, if i have to bring say 4,000 or 5,000 Better will allow a Cashier's check? I know Radian is ok.

How did you get the appraisal waived? I recently refinanced with better but just locked again with LC at 2.625 30 year and they aren't waiving the appraisal.

I got draft LE from LoanCabin today for 2% 15 years fixed with $648 lender credit, and RatePlus can't match, so we verbally locked with LoanCabin.
Has LoanCabin ever NOT go thru once the rate is locked "verbally"?

Spoke with a local lender about the 1.875% rate for 15 years from UWM. His answer was that it comes with 3 points.

LC does not service my state. Who is the next best ? WM, Better or ??

I see: 'Origination Fee $1,499" and because of A+B+C is $4xxx.

How were you able to get waived on it?

Any trick to get WM waive their Origination Fee of $1499?

This is too big in the current scenario considering many other Lenders don't charge it.

That sounds great. I'm in TX too. Got 2.75% but mine is a cashout refi which ups the rate a bit. Also TX, title is regulated so no real "shopping", only differenxe is if they factor in a discounted title premium due to refi within 8 years. That said recommend you go with a reputable local title company.

Appraisal cant be waived on a cashout refi in TX (they call it a Texas A6 loan).

Don't just look at that, balance it against lenders credit. Example, some lenders will charge 0 orig and give 0 credit while other will charge $1500 orig and give $1500 credit.... same result ...Effectively people say take A+B+C - lender credit to compare LEs
