Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I am using LC to do a comparison in the rates movement and credits:


In my numbers I am seeing a jump in points from $1009 to $1118 since yesterday on a $230k loan and 46% LTV in PA for 30years for 2.375%.


This comparison last week for all the above was $280 in points.

Oh wow... I ended up doing my refi with another company but I did not close my application with Better waiting to see if something happened with the rates. I check Better's rates in my dashboard every morning since I never locked one. Yesterday my lowest choice was 2.5% and now it is 2.875%. Yep I guess they are passing on the announcement yesterday by Freddie and Fannie to us that way.

Rates were going up this week before the fee news. And 10 year Treasury has also gone up.

I agree with what's been said in the last few posts. Looks like LC rate quotes aren't reflecting any significant change but Better seems to have jumped overnight!

I locked and they generated disclosures, but I haven't signed anything. One of the documents asked for a credit card number to pay for the appraisal. Since I haven't entered anything, I don't think I'll be on the hook for it.

Once I get a closing date from Better, I'm just going to send an email to the LC loan officer to withdraw my application.

Interesting. LC's advertised quote for a 30-year fixed given my financials actually went down this morning (from 2.5% to 2.375%, but with much higher costs). I've also been monitoring rates with Ally, who use better.com, and the price for a 2.5% 30-year fixed dropped there as well. Curious to see how the Fannie/Freddie news affects other lenders.

HTL had about a dip of $700 in credit on a $252k loan. So not a huge change.

What is Pros suggestion on Escrow ? Is it better to setup Escrow account or take care of taxes on our own ?

Depends on how you are at managing money. If you are not the type of person that is great at saving make sure you go with an escrow account. I personally like to pay everything myself and not have an escrow.

There are a few pros of going with escrow. Not only do you not have to plan for the larger expenses but typically interest rates are a little lower. Or possibly the fees or credits. That is not always the case though. Also if you are getting a large credit from the refinance you may need that escrow so they have stuff to cover. You could be limited to how much they will cut a check for at the end of the refi process. It is possible to cancel the escrow later depending on who the loan is sold to.
