Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Hey there, I submitted paperwork on the Lender Fi backdoor page on Saturday 08/15/2020, surprised the lender got back to me with the Loan Estimate this morning to be honest.

A question for everyone who already refinanced, did you guys roll the prepaid interest back into your loan or did you pay it along with your closing costs?

So this is interesting. I have the same LO and got the following from him a few minutes ago:

$230K on value of $305K. Interest rate of 3.00%

A. 0
B. $217
C. $727
D. $944
E. $64
F. $416

Lender credit of $1000

So I have no closing costs but a higher rate.

My current lender Quicken said they would try to match but they are off about $8K as well.

Deciding to roll costs into your loan is mostly a question of cashflow. Every $1,000 you roll into your loan will cost you around $15 a year in interest for the life of your loan, plus the principal. A great deal as far as personal loans go, but there's no need to accumulate debt if you have no plans for it.

If you're not sure, you can always roll it in now, and make an additional principal payment out of what your deferred mortgage payment would have been.

That's sound advice and I will take that into consideration, I can make my old payment for 3 to 4 months to cover the prepaid interest.

I'm thinking I'll give the Lender Fi Loan Officer a call back by Wednesday afternoon, hoping to hear back from Better.com by tomorrow on if they can match/beat.

Gurus question-
I will be closing with better this week, got few questions.
Better.com is paying $2700 in excess to current lender, I try to fix that, they are taking too long so I let it go, so I just signed my initial closing disclosures. Also, I will be getting $800 from better as well with excess lender credits. I know if its over 2k in cash back, it will be considered as cash out loan.
So, $2700 excess payment to current lender from better which I get refund later will also count this as cash-out refinance ?
I want to stay way cash out refinance. Thanks in advance!!

Titles are only $875? Super low for $500k house. Is LenderFi paying for the title fees then?

Hi SlickTex,

See attached screenshot from my loan estimate. Looks like LenderFi is using Silk Title and Escrow in Rhode Island. They also waived the appraisal which is nice.

Yes, I refinanced back in April 2020 from 3.75% to 3.25% at no costs with Finance of America.

Reissue rates do not depend on you returning to the previous title company, it just depends on your state laws/ rules and how long ago you last loan was closed. The difference between the old valuation/appraisal and the new if higher is insured at the full rate while the old valuation is insured at the reissue rate.

Yeah, that's why. If you are comparing LEs and see a big difference in the C part it's worth noting that on pessimistic LE C part will likely be updated later to the real (lower) reissue rate. Ask the lender before choosing if the title fees are before or after discount or credit due to title reissue rate. Remember again you can always shop for your own title company.
