Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

After doing a good bit of research on title fees for last few days here's what I can share. And some of this might be very specific to GA but here's what I found

Your title and settlement has essentially 2 parts (as the name indicates). Each of these sections can be just a single line on your LE/CD or there can be multiple components. For example, the title section can be lenders title policy, closing proction letter, title search etc. Similarly settlment can just a single line or multiple entries like Settlement Fee, Attorney Fee, Mobile notary fee, Courier fee etc.

To quote my earlier post, Radian on my refi with Better charged a flat $450 for title insurance (as a single line item in spite of my loan amount changing by about $5k during the process) and $650 for settlement (again a single line item)

Now, Radian does not work with LC. But I reached out to a lot of title companies (Fidelity National, Chicago Title, Stewart, First American etc) and everyone seems to quote title insurance as a % of loan amount, which was typically about 0.25% for GA. So for my loan of about 390k, the title insurance would be a little over $1000 (for the same policy that Radian charged $450). On top they were charging $600 to $800 for various line items on settlement.

Then I reached out to local law firms (small mom and pop shops) that do closings. Their settlement fee was lower, about $500 to $600 but they were quoting the same price for title insurance, around $1100 for a total of $1600 to $1700

Then I started going through my old LEs and CDs and found some that had lower all-in title and settlement fees. More specifically, my recent CD from WM seem to list a company called Priority Title and Escrow. The title fee on that CD was $550 and settlement was $750. Now just some background, I had locked with WM but did not go forward. In spite of me telling them to cancel my loan, they kept processing and issued an initial CD. So anyway, when I reached out to Priority Title and Escrow they gave the rack rate - ~$1100 for title and ~$750 for settlement. But I reached out to them again and sent them the CD from WM and asked them if they could do the same price for my LC loan. To my surprise, they did reduce the title fee and gave me a quote to match what was on WM CD! I have sent that LC and I think I will settle for $1300 for my title and settlement on my LC loan.

So, long story short, if you have old LEs/CDs with lower title and settlement you can use them to negotiate a lower title and settlement fee!

Has anyone done a cashout refi with Loan Cabin (or even got a LE)? I'm wondering if their calculator on the webpage is working because I haven't got another lender to come with 50 basis points of what LC website says (2.375% with ~$1K in costs)

I'm guessing I'm at least 7-10 days away from LC getting to my app date.

LenderFi - 2.625% Refinance with $422 in closing costs
Better.com - 2.625% Refinance with $6K in closing costs, they are working to see if they can match LenderFi but it's not looking good.
Loan Cabin- Based on other posters I won't be hearing back until next month lol.

Should I rate lock with LenderFi by later this week or should I wait a little longer to see if theres a slight dip in rates?

I did loan depot and receivedLE, got better to match 3% and closing costs, a few days later got loan cabin informal quote at 2.625%, sent that into better and better processor came back with 2.75% and slightly better closing costs. I closed with better expecting the $2.5k amex offer would make it a zero cost loan or money maker.

I am tired of getting a higher rate from all NH lenders. Most of them from this list doesn't work for NH. Is there anyone have a success from NH State? LenderFi and LoanDepot are currently the lender, but both are having higher quote.

If anyone has a lender list for NH, please let me know. Thanks.

It's a quarter point, or $250 per $100,000 of loan.

I opened apps with LD, LC, WM, and the initial rates looked attractive, but they either don't service the state of Washington, or aren't doing refinances with a subordinate HELOC.

What loan terms and location? For a 30 year it looks quite competitive, especially considering some discount lenders won't even work with loans less than 300K.

Did you get better to match after locking?? Thinking of locking in now because I am getting the same rates with all the online guys and shopping around while its locked before I do an appraisal.
