Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Calculate your break even. I estimated numbers below so use your actual numbers and see if you will live in your home long enough for break-even. The other option is to get 2.75% and get more credit to lower the initial cost.

Using the same loan amount $170K (your loan in April was probably slightly higher):

3% P+I = $716.73
2.625% P+I = $682.81

Just on P+I, you save $33.92/month (probably more, cause your current P+I is probably a little bit higher).

Not including your increase equity over time due more of your payment going towards principal, your break even just based on monthly P+I savings will be (title cost - $139 credit)/(33.92). If your title cost $1K, then under 2.5 years. If title cost is $2K, then under 5 years.

Note, it is actually a little better because your paying more to principal and because your original loan in April probably has a slightly higher P+I.

Applied at Loan Cabin on 1 August and received the Welcome EMAIL shortly after. My first EMAIL from them came today asking me the following questions:

Thank you for your inquiry. Please provide the following:

Total loan amount
Value of home:
Estimated credit score :
Loan term (15, 20, 30, etc.) :
Do you have a equity line or second mortgage :
Property address :
Escrow or no escrow?


It took 19 days for them to respond to me and I get it they are busy. What is not understood is why they are asking me for this information when all of this is information I provided in my application! the person asking for this is Andres Santillanes.

I agree they should have your information from the preliminary online application. If you are willing to deal with this, you will get a decent LE from Loan Cabin. If not, just stop now because you will just get frustrated with how long it takes.

Out of the applications I started, Better.com, Amerisave, and Provident Funding all have pretty good systems. I'm sure others can contribute their experience.

Once you get LE and lock, uploading docs is a breeze (probably similar on all systems). I'm in my ~45 day underwriting approval process. Will post my entire timeline with Loan Cabin once I close.

Same person for me and same questions but this was over 3 weeks ago. I rate locked with full intentions of going ahead with them. But they are very slow in responding. So I switched to water mark

Right now I've locked with Loan Cabin since they offered me 2.49% at no costs,LenderFi is still stuck at 2.625 at no costs and Better.com is off by around 6K in closing costs lol.

I guess ill be in the 30 day to 60 day refinance length lol.

I guess if you can test your patience, it's ok to go with them. They say to upload docs, but you don't know which one to upload because the processing person is nonexistent.

I've been working with Robert (Bob) Hammann, we spoke twice today over the phone and exchanged several emails. He told me which documents to upload once I get my login into the portal in several days... See attached photo.

He also mentioned during the underwriting process they can float my rate down if the market drops which is nice.

I applied on 7/22 and I am closing with them tomorrow, 30 year fixed 2.5% interest rate with a $4600 lender credit

Just the primary ones like bank statement, W2 and paystubs. Are you in loan processing and had your appraisal?

7/18 Locked LE w/Better. Got them to reduce the rate two times using other LEs.
8/19 Signed Closure Docs w/Notary
8/24 Funding Date

Loan 2.75%, 20 year, $230K Loan, San Diego, CA. Primary Residence, No Escrow account, LTV 19%. (A=0, B= $64, C = $1020) and $205 Lender's Credit. Appraisal required, but never charged due to AMEX deal. Home Appraised at $1.2M. Qualified for AMEX Rebate $2500. I received the request to input the AMEX CC info a few days ago as one of my final tasks. BTW, I applied and received AMEX CC after I completed the Better application.

Overall a smooth and quick process. I had some delays and cost increases compared to the original LE due to Title being in Living Trust which increased Title Costs $110 and County Taxes by $225. Also, Better decided at closing to obtain remaining 10 months of Home Insurance monthly payments which increased closing money from borrower by over $1000. I pushed back and got them to decrease the amount to 3 months of home insurance payments.

Closing Paper work shows the Loan is being transferred to The Money Source (TMS) in October. I looked them up and found a lot of negative reviews. I hope they are not as horrible as the reviews state for payments only since I do not have an escrow account.

LC reached out to me on 8/13 after I submitted an application back on 7/26. I received quotes the day after the 0.5% FM increase so I did not have a competitive LE to further improve costs/rates with Better. I plan to keep on eye on LC rates for a future refinance.

Thanks to Shahhere and everyone on this board with their great tips which helped drive down my Refi costs and obtain a better rate
