Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

1) Better Says I have to lock rate by the 23rd which is this Sunday; do it today or you think Sunday lock should be fine?

2) I already closed with Better @ 2.75%; should I pick the same rate for the 2nd Refi or pick a diff rate?

Does Better actually change any rate information over the weekend? I know that High Tech, at least the website - the values stay the same all weekend long - what shows on Friday sticks until Monday.

I am trying to lock the rate, the lender says that I can not touch the loan for 6 months. Meaning, I can not pay-off before 6 months or can not do the refinance for 6 months. Cant' touch the loan for next 6 months. After 6 months, if the rate goes down minimum of .25% they can do refinance for free.

Is it normal? Please add your thoughts... This is for LenderFin lender. Anyone experience this from this lender.

Looks like HTL is starting to raise it's rates. Not sure if it's to let them catch up on applications.

$250k 30 year loan 79% LTV
  • Yesterday highest rate was 2.625% $1,391.28 lender credit (lowest rate 2.375%)
  • This morning highest rate was 2.75%
  • Right now highest rate is 3.125% $353.50 lender credit (lowest rate is 2.875%)

Not sure what happened in such a short period.

I dont think they'll change once its set for the end of the day so yea I agree just wait until the last day to lock.


As for the other Bigger question is doing the refi at the same rate back to back. Most Lenders have to fill out a Net Tangible Benefit document and have to essentially justify that they are doing whats best for you.


This technically affects the scenario if a lender says to me to refi saying its good for me but in fact it might not be and just line up their pocket. This is almost the opposite lol and I want to take the credit and the Amex deal to make money.

After 21 days I finally have something from Loan Cabin although this isn't exactly an LE.


We can do the following on 10 years


2.375% $814 cost

2.500% $390 cost

2.625% $100 credit

2.750% $600 credit


I'm on the edge if its even worth it to Refi, I have 10 years left on my 15 year loan at 3.125% with $148K remaining on the loan. I'll be staying in this house for a minimum of 2-3 years and possibly longer depend on my future retirement situation and plans. Given my current situation what would be my best option if any? If I can even break even after a couple of years it may be worth it for me since I could be in my home longer and I don't mind the hassle of the refi. Any advice?

If it's 10 year, see amortization table. It might not even be worthwhile to do it as you're paying a lot of interest for first few years.

You save $100 a year in interest for every 1/8th percentage point decrease , and you're paying about $500 for each drop. So the breakeven is about 5 years. For the small dollar amounts here, take the $600 credit and have no regrets about leaving money on the table if you move early or refi again.

I would say get a quote for 15yr. Interest on 15yr loan is lower than 10yr (crazy I know). And you can always pay a 15yr loan like a 10yr and be done sooner. But I bet the rates and credits on 15 are better than 10.
