Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Instant quote from them was 2.25 and $4400 fees for a 15yr fixed. My locals are quoting me 2.625 and 2500 to 3k in fees, and my fee credit with Box would be over 2k.

Loan cabin got back to me.
2.875 with $4900 lender credits towards closing costs (by my calc, should cover it +$1300 back at close).
or 2.75 with $1,200 in lender credits (would need to come out of pocket some on closing).

This is for just under conforming limits, 80% LTV, 800+ credit in CA.

EDIT: HTL rates have gone up signifcantly for me. Just looked and now its saying 3% with .6points.

Yeah HTL rates jumped big time on Friday and I posted it then. They did not go back down this morning.

Applied to WM and LF and received a 30 year 2.625% LE from both. LF is a little higher than WM in terms of closing costs but seeing if they will match WM. I also applied to Loan Depot and they came back at 3.25%. They told me they couldn't match the 2.625% offers nor come close. I am speaking to a local LD loan officer in MA so maybe that's why? Not sure if anyone non-local would be a better contact.

Slightly off topic, but has anyone else noticed LoanCabin SSL certificate is invalid today? It is showing from *.sucuri.net

I heard from Samantha last Friday and today she confirmed some rates and is preparing an LE.

I got to underswriting with HTL when their LO called me to tell me that underwriting won't allow a cash out in Texas (under 80% LTV). His system and their own website currently still offer it...

What is the loan amount?

I was offered 2.635 with $2000 in closing cost. 75% LTV, CA, 760 score and $750K is the loan amount.

Is anyone getting responses to their queries from their loan LenderFi processor? My loan processor has not been responding since Thursday to my queries interestingly that'w when the rates started going up. We are suppose to close this week but now crickets. Not sure if they are stalling to see if the rates dip or if I would bail out if they push beyond end of the month and I end up making another payment with current lender?

Just nothing from my guy since I reached out on Saturday so no big deal I suppose. Although I was asking about their "clawback" policy so he might be stalling. Before that was pretty responsive around the clock.

The HTL rates have been a little wacky since sometime on Friday - meaning that in the early morning the rate was better than later in afternoon - makes me wonder if they have raised rates trying to reduce applicants.

For my situation the lowest rate with rebate on Thursday was 2.375% with $295.90 rebate - on Friday the lowest rate with rebate was 3.0% with $747.82 rebate. Today the 3.0% shows a $1,347.69 rebate - so for me the rate slightly improved this morning - they also showing a 2.875% with $150.64 rebate this morning

From July 27th through Aug. 19th the 2.625% rate has had a min approx. $500 and max $2000 rebate - with last Friday being the first time that rate would cost me points.

Good to know. Just to be clear, the loan originator still responds saying he will send a message to the loan processor but nothing from the loan processor since Thursday.
