Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Need to do a 30 year VA refi, I plan to pay off more 15-20 yr, but prefer the flexibility of a 30 year. Considering the early pay off I finally realize today that to pay points would be not a smart option. 15 yr look tempting though.. heh

Yes, ultimately E should be the same regardless of lender, but it is an estimate until you get your closing disclosure.

Seems like lenders and title companies almost always overshoot on the estimate, because they probably cannot increase the number, but they can reduce the number. Some lenders overshoot more than others.

For me, Better quoted E as nearly $400, and other lenders were as low as $180. Ultimately the number went down to $139 (I closed with Better).

im not seeing anyhting close to 2.5% with 4500 ledning credit for 30 year. LC is at 2.375% with 400$ in pts so im assuming at 2.5 thats like a $500 credit with my $233k loan amount needed.

What's the best way to approach a lender that you're working with that you received a LE from another lender and to see if they could beat it? Anyone ever do so with owning?

I had a similar amount of points at 2.375% but a surprisingly large credit at 2.5%. So your assumption of $500 might not be correct. Also, points/credit is calculated as a percentage of the loan amount, so if your loan size were twice the size, then your credit would likely be double as well.

I don't think anyone has gotten a recent LC offer quite as good as 2.5% with $4500 credit, but let me know if I'm wrong. LC's offers were significantly better around a month ago when they weren't requiring a 60-day lock.

I am at the same loan amount and at 2.5% you should see a larger than $500 credit btw. LC numbers improved for me as well today btw and am at $333 for my state LTV, Loan amount etc.

How did you get LC to give you updated numbers already today? It seems to take them several days just to respond to an email

The only thing I can keep track of is inputting the same information and seeing their live rates.

Just comparing the rates as I check this everyday and this is the best cost vs rate i've seen and so based on that I am answering that at 2.5% you should see a relatively larger credit.

yea i only rate i see is 2.375% 30yr with roughly $400 in pts.

When you guys say you got a certain rate with $x lender credits, do you mean that you have no closing costs at all, and the lender is handing you x dollars at closing? If so, how did you do that? All the quotes I'm getting require me to pay points to get these low rates (section A), in addition to the fees in sections B, C, and E, so that my fees are around 10k or higher.

The rates/credits that others are posting is a guideline to our shopping analysis. Many lenders will not give you their best pricing unless you are coming from another lender and in many cases its only to beat it by $50 or something small.


If your LTV, Loan Value, Credit score, DTI are equivalent then that should be something you should be using to shop other lenders if your lender is not providing you the best rate. Loan Cabin; Bayshore(Dave) etc have been upfront on their best pricing and should be your go to places. You should favor those lenders to be honest when shopping and again if another lender is then going to beat their rate and give you $200 it will require you to be fair.


If i post my credits that I am able to negotiate it will blow up the forum Smilie but will post the details once I have solidified the documents.

Better matched/beat a competing loan estimate. Zwitterion provided some info on that a few pages back. I think part of it is based on timing, like he got a good rate and credit from a competitive lender on a good day for mortgage rates. Then used that to get a better offer from another lender who price matches.

Usually to get enough lender credits to get no cost, you need to take a higher rate from the rate sheet. So if you can get 2.5 offer with no points, it might take jumping up to 2.75 or 2.875 rate to have enough lender credits to make the loan no cost. There are a lot of other factors, ltv, credit scores, loan total, etc
