Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I wanted to thank everyone that has contributed to this awesome thread! I also wanted to share my experience with Dave and Bayshore Mortgage Funding.
9/6 – Applied
9/13 – Dave reached out offering 15 yr 2.25% with fees. I told him that I had a similar offer from a different lender and asked if he could do no cost (excluding Prepaids and Escrow). He agreed and asked for the LE from the competitor. He also confirmed appraisal waiver.
9/14 – Received Initial Disclosures. Loan Estimate did not include Lender Credit, and showed that rate was not locked. I called Dave to ask and he stated that in the Initial Disclosures the Lender Credit is reflected in the Application document, and that once they have a better idea of what the final costs are going to be, that's when they update the Loan Estimate to show Lender Credit as agreed. He said that the rate was locked at 15yr 2.25%. I was skeptical, so I decided not to withdraw my application with the other lender just in case he didn't deliver on what we agreed.
9/29 – Received Initial Closing Disclosures and the Lender Credit was incorporated to the Loan Estimate as agreed (Covering all costs from A through E). Closing was set to 10/5
10/1 – Received Closing Disclosures showing an increase of $200 in Title fees. I contacted Dave and he said that he was going to try to get the Title Company to honor the initial quote, and if not, Bayshore will cover for the excess. He asked for me to trust him on that, and to sign the Closing Disclosure to avoid delays in the Closing. I agreed and signed.
10/1 – The Title Company agreed to honor the initial quote.
10/2 – Closing rescheduled to 10/7 due to the Title Company not having received documentation from the HOA on time
10/6- Closing rescheduled to 10/9 due to the Title Company not having received documentation from the HOA on time
10/9 – Closing. The Final Closing Disclosure improved from no cost to $1,190 net credit.
10/15 – Loan Funded

Overall, great experience, I highly recommend. Dave usually responds within minutes. Sometimes it may take him a day to respond, but it is understandable due to the high volume of applications he's managing. In those cases I followed up and he responded quickly.

Even after application it took more than a week to get to it
finally was able to get LE
But for me the dealbreaker is the employment verification.
Corporate companies only do work number.
And Dave wanted verification personally from your manager ..which is not allowed.

Here's my experience with Dave. After initial contact to fill out an application, he contacted me a few days later saying he will run credit in next 2 days. After a week with no contact from him, I asked for an update. He said he will give an update over the weekend. I gave him the week since I know he's busy, but still no update. I contacted him again for an update and another week past with nothing. I was finally able to get a LE after he asked for more info on the phone. But the credits he promised initially was different. I would have been okay if he was upfront that it would take 3 weeks to get to my application, but he just kept stringing me along with these false promises.

What lender do you recommend for a new home loan or possibly a investment property.
I just refinanced with lofi and now looking to get another home. I live in california and lofi gave me a good rate at 2.5 30yr. But the process took along time.

21st century & in this decade, corporate companies engage 3rd parties to handle employment verifications.

Bayshore never once talked to my manager.

Must be your down personal unique situation.

You don't know the person's specific location or situation. One person getting 2.375% might have different considerations than the person that got 2.625%. For instance, I have perfect credit and 80% LTV. The lowest LC could offer was 2.5% with no lender credit. The 2.625% wouldn't cover all of the taxes so 2.75% was the only one that would make sense for me. Therefore, in that case, if Dave offered 2.625% no cost then that would beat LC. As well as a lot of people in California were getting those great rates from owning.com (I think that's the name) that would not work for the majority of people. All of that to say unless you know for a fact that person's situation and used that to get loan quotes/estimates, then you really have no room to say that's a bad rate.

This has been covered. Don't know a single lender that offers any better rate/credits on a 25 vs a 30. Because it's more of a unique product, many lenders don't even offer it. Therefore you're better off finding a good 30 year, and setting up autopay/being disciplined and paying it like a 25.

Interactive Mortgage is probably your best bet. They have a 2.5 no cost now (they were offering 2.375 but it went up - either because of the .5 fee or because of demand - or both).

For me it was 33 days from initial rate locking to signing, or 38 days today from rate locking to funding.

Just closed on Saturday (24 days for whole process):

2.75% via LenderFi, no appraisal needed (removed PMI because of their gangbuster auto appraisal)
9/23 locked rate
10/17 closed

I am currently 7 days since signing LE for this exact scenario with lenderfi. 2.75% with no cost. Very easy up to this point. I also got a much higher than anticipated appraisal waiver valuation.

Somehow it already is being prepared for closing (just signed closing disclosure), not sure how much longer from this step but fingers crossed it's quick.
