Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Straight forward process with no BS, no points and they let me float down before closing! I would recommend getting a quote from them!

LD refi#3 looked promising but is running 1 back and forth question every 2-3 days and slowing down the outlook a lot for me.


Since I Paid off 2 loans and 1 between their start of underwriting they are asking silly questions over and over which have been answered to them by the Title Clear items


Prove that you paid Loan0 of in Refi1; show that you have been up to date on the last 12 months of payments well all 4 of the last refis were withing 1 year so not there.
Show satisfaction of mortgage; not present as County has not filed all the Mortgages and that's why a Closing Disclosure was included...


All these are underwriting delays on their end at best as they got clear to title in about 10 days despite have a complicated refinance list as far as titles and deeds are concerned.

Updated Underwritting of Refi2 funding (new loan) 9/22/2020

Clear Title sent 9/29/2020

We are working on 2 diff records it seems like lol; I am trying to close my 3rd one in 3 months and would have been in on 4 in 3.5 months if it wasn't for Title delays in Refi1 and LD delays just because right now.

It should be about 2 weeks as its the case for all except this one...its in the mail and not received yet.

Hindsight is 20/20. Smilie
Now that I understand what you were doing with aggressive refinancing, I should have followed suit with better.com. Honestly I considered doing so in late August, but I was afraid any additional hard pulls might trigger an adverse reaction from LC. That was the only thing that stopped me.

At worse, I'd be where I am today, and at best I would have pocketed some cash with better.com. As long as I close with LC, I won't be too bitter laugh out loud, but I definitely could have made some money on an interim refinance.

Good afternoon,

Here is my Loan Cabin update, I spoke to Bob yesterday and he had asked me to upload new 1 month bank statements and 1 month paystubs since I've passed 60 days officially now. He did mention the closing date is closer to 74 days now...I have a follow-up call with him on Tuesday 10/27. He said he is hoping to have a payoff ordered by next week so we can get the ball rolling on closing. I will bring up the float down option during our call as well.

My loan is conditionally approved, but there is no update in the Loan Cabin Portal in terms of Notifications yet...
