Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

As Scottman mentioned, contact your tax collector. Just to give you a data point, my township expects property taxes to be paid quarterly on the 1st of the month. However there is a 10 day grace period so you can pay on the 10th and the payment is considered on-time.

If you have some type of grace period, then there is no issue with having the title company handle the tax payment and adding your tax payment to your closing costs.

If you are worried about the title company paying late or making a mistake, then you should speak with Loan Cabin and ask about paying it yourself, providing them proof, and getting it removed from your Closing Disclosures.

Just got screwed by Owning. Applied in 9/26. Everything went smoothly. Suddenly they said the loan was denied on the closing date 10/23 because they determined I work part time (I have 2 jobs, 2 and 3 days each).

LO missing in action and didn't bother respond to explain to me. I just looked and Loan Cabin actually has the same rate without paying for points. Let's see if I have better luck there.

That was a good excuse that they can withdraw my applications that the loan condition has changed.

My lesson is when you do serial refinances on the same property, allow one or two months between two refinances that a new account is set up and ready for the next.
Thanks. That was a really "aggressive" refinancing. Now I understand your situation. I also learned some lesson from your experience. The most aggressive thing I did was applying for another refinancing with Better on the funding day of Better refinancing (to be eligible for another Amex promotion credit). I had some confusion/difficulty because of the servicing company change at the last minute.

Hoak, it seems that Owning may be having people sign closing documents before underwriting is completed, based on other posts I've seen. My own took a few weeks to fund after closing and I suspect they were still doing some of the underwriting tasks. If you're in California, I hear that Interactive Mortgage has better rates than Owning and closes in ~1 month. People seem to say that LC takes a really long time if that's important to you.

Interactive Mortgage requires a 60% LTV, correct? If it's higher than that, would the rate increase significantly?

They did tell me for the advertised rate that I have to have 60% LTV but I don't know how the rate changes for higher LTV. My loan officer said they make exceptions to some of the fine print, so it might be worth calling.

Yes, got a quote from Radian and it was only 795 in section C plus the taxes for section E
After the title was ordered i got the following items added to my LE:

the section C added items:

Title - Deed preparation $180
Title - Notary fee $225
___________________________

I assume this was the $795 quoted by Radian

Title - Settlement fee $450
Title - Lender's title insurance $345

My original section C on my 1st LE was total of 1050 so i thought the 795 quoted from Radian was going to be an instant savings of 1050-795 = $255
To be fair the Notary and deed prep was never listed in Section C until the lender got the title report.


Still waiting for the title to clear (its been a month) EEK!

I understand each case is different but my two other friends that started their refi a week after me decided to use the original title company because they didn't want to shop for Section C. They have already sign their CD with the notary

Hmm I wonder if closing is faster to use whatever Title co the lender quotes on the LE? I asked LC to move me to Radian since Radian quoted me $900 verse $1140 on LC LE.

I personally only saw about $100 difference with radian but the description of the charges are all different across lenders, such as "settlement services" and the other will itemize "notary" etc.. so hard to be sure they all cover everything. I think it's very possible changing title company slows it down if the lender already has a favored title co that they are used to using and know who to contact, etc...

If you made deed changes then you would have that as an extra line item.



Unless the $180 is whats in section E that is now included in the cost but then you shouldnt be paying it a second time in E.


Your title isnt cleared why? Whats been the issue? I have some complicated title items so it takes a while but not a month so again I'd question the delay.

Thx, for the info.... when I asked for the quote I submitted my LE after locking the rate.

I've written two emails so far to radian about the added fees...
But no response 😕 so I'll take the hit...

As for the title/deed. I did added a name .

Im trying to close asap... so I'm trying to not ruffle any more feathers ... I still have a no cost refi

Seems like the $180 was justified then.

But I wouldn't be happy with an unexpected $225 notary fee. Plus that is a pretty high amount for a notary. Did you have to do anything unusual with a notary, or just the standard closing signing?

I wouldn't count on that Interactive Mortgage timeline. Working through a refi with them now. The loan processor didn't get back to me until after my 30 day lock expired. They extended it but the experience has been slow with almost no communication. Going into week 7 here.

Hi all. I've been considering refinancing but I'm pretty sure it wouldn't be worth it for my situation. Figured I'd ask the experts here for their opinion just to be sure.

Here's what I have:
Mortgage (Mr. Cooper) 30 yr. 2010: $130k
Balance: $80k
Interest: 4.5%
Value of Home: $215k (Zillow)
HELOC: $15k

I've been making extra payments to the principal for the last couple of years.
