Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

When you complete the application online, the system will come up with many options of rates and fee/credit for you to choose from. However, those offers are not competitive at all unless you bring another LE and ask them to beat it.

From my own experience (only one time lol) and some others on this thread, the quality of LO is a hit or miss. Some people got really nice and professional LO, but some, like me, didn't. Please find a good LO who is licensed in your state and apply through their referral link so you can have a good start. Otherwise once you have your LD account set up, the LO is tied to your account and required extra work to change the LO. The easier fix is to apply via the referral link by registering a new account with a different email address. Hope this help!

Fyi, Owning's system have the same problem. Once you have an account with them, the LO is tied to your account even when you resubmit an application months later.

I am unfamiliar with most of these companies. I am talking with Interactive Mortgage and HMS Capital.
Is there any difference in these companies? Not just these two but any? I would think that a more traditional bank may be safer in some way but I can not be sure.
Is there a risk in taking a loan from what some might consider a "fly by night"?
Should I be concerned with cost and that is it?

If you have non-jumbo (e.g. conforming or high-conforming loans) it doesn't very much matter usually too much who you go with. 99% of these loans get sold to Fannie/Freddie anyway, so they're all going to the same place. Often servicing will be sent to various places, and again some servicers can be a nightmare, but it's all YMMV. My Owning loan got sold to Freddie and PHH took over servicing. They've been fine so far for me, even though one quick Google search can send the shivers down your spine. Some of these lenders are different in how transparent they are in the process and quick they are to be responsive. Loan Cabin is notorious right now for 90-100 day closings, which is insane. A lot of people seem to have fine experiences with Interactive Mortgage, seems like most close in 45-60 days. I don't know who does servicing for IM loans and how good they are.

Loan Cabin update. It's been 134 days since locking my rate and I've been out of underwriting for 2 weeks now. I asked my LO for an update a week ago and he said he was waiting to hear from the processing team. I asked for an update again today and he said "your loan has been assigned a new processor. They will reach out when they can." They still have not communicated any kind of a closing date yet.

I did submit some applications around, including at Watermark, LenderFi, Loan Depot, and Consumer Mortgage Direct. None of them were able to offer a rate/credit as good as what I locked with LC on Aug 5th.

Jimmy did you try to send your LC LE to those lenders to see if they could at minimum match LC?

Hmm I was cleared to close with LC and then sent via email a competitors LE to my LC LO and thats when I got LC to match it. This was after LO could not float me down. You could try that?

Not sure the time line for IM when initial CD is given...does that mean you are close to closing with IM?

I need to actually do this same thing....back out of a lock. I was planning on waiting until loan funds which it appears LC just funded my refi so tomorrow I will take the "walk of shame" and send a loan cancelation email in the nicest possible way in hopes of not burning any bridges.

I feel like going ahead with IM and signing the initial disclosure now.

I will try sending the IM loan estimate to LC after the initial closing call (12/23). I'm not sure if i will have time for LC as IM is moving very fast.

Can you give more details about the state, loan amount? How to get 1.75, any tips?

IM is moving fast. Scheduled the Notary for 12/23. Signing these documents means formal going with IM for the refinance right? There is no point in asking LC to beat the IM offer. Please confirm.

Questions for IM closers:

  1. Will IM pay the same loan amount as what is in the payoff or pay more (based on loan estimate and initial CD) and give me the difference after funding?
  2. Is IM taking 2 weeks to fund after notarization?
