Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Total Closing Costs = 3rd Party + Lender Credit + Escrows = Cash to Close


Generally you have escrows that the lender collects and in most cases they will give you back a credit "Aggregate Adjustment" as they can only collect a certain amount and months so they cant ask for $500,000 in escrows for example.

Any minnesotans in here? Loan cabin, better, etc not available. I did apply at loan depot, lenderfi, and cross country mortgage. Conditionally approved at 2.5% on 30 year at lenderfi, $399k loan $490k house, lender fees just said credit of $170 but waiting for an actual loan estimate. Bell Bank (wto I bought with 6 months ago due to builder incentives, saw the 2.5% almost went crosseyed! Her estimate was 2.75% with $5k in fees, must be a lot of suckers out there...

I've talked to 25 lenders for fun. You are not going to beat a no-cost 2.5% loan right now at your loan size and your ACV is high. You might get 2.375% through Interactive if they're in Minnesota (I don't think they are) or Loan Depot but only IF you can provide a competing LE - good luck finding one.

Just lock the loan you have - it is NOT worth your time to shop it. My condo conforming loan is 2.5% no cost which is expectedly higher since condo loans are higher risk.

I highly recommend you stick with what you've got. I've shopped my Loan Depot loan all over the place since it will have taken >60 days to close and nobody can beat them. Few can match and nobody can beat.

Thanks, I finally got the full LenderFi loan estimate. $399k loan, estimated value $490k, 2.5%. Section A $0, B $228, C $875, E $973, Lender Credits $1,212. Appraisal waved.

LoanDepot guy said their practice is to try and beat by $200, super nice and reached out fast so I'll see what he can do and probably give it to him. I'm not one to go back and forth 50x, but more power to you guys! LenderFi and LoanDepot mean business...

I let my LD guy know that for the beginning that for $200 I wont be switching to LD. My loan isn't as big as yours but just putting that out there they came back with about a $400 beating offer which I did not think as they were almost 11k-12k off in their initial offer before the pricing exemption.

Thanks for the reply Shahere, the initial LD numbers he was talking about were 2.75% yada yada yada. As we were talking the LenderFi estimate came in, and I just threw it out there. He wanted me to commit that for $200 I would go with him if he could beat it, I told him I could not do that (I still have one app with no response yet). I told him I would not come back to him again expecting him to beat it again (so he didnt have to worry about fighting his way lower and lower again), but he tried pretty hard to get a verbal commitment. He was genuinely nice and not a sleezy sales person - I guess we will just have to wait and see what happens!

Ya same with me, which is why I wanted to share. They always told me they wanted borrowers to have "skin in the game" (with a buy-down) so they don't turn around and refi the next day.

I'm guessing sweet spot. I know it wasn't a price match. Friend closed at 1.99 with IM end of October (and before that it was with Owning at 2.25). He said Owning kept calling him after the IM refi. He said he told them "if you can do 1.75 no cost, I will, otherwise stop calling me". They came back and are making it happen.

Close to closing on my refinance. Due to having the home in a trust, I found out there is a Document Preparation Fee $125 and the Recording Fee will be $294 vs $98.

Think take out of trust Deed 1, then put back in trust Deed 2.

Won't stop the process now, just wondered if this seems legit? Any watch outs to make sure the house is properly added back to the trust?

Here is a tip: If LC give x.99 and better give x.99+0.01, do your calculations and see how much you stand to lose over the life of the loan if you go with the Better offer. Its probably peanuts, but its also $$$ and you can point that out and get your credit to increase by at least a fraction of that amount. Every $ counts.

It all depends on what offer you are able to get for the 15 year loan with lender credit. If you are able to get an offer with a large lender credit that covers your costs plus say 1K in hand, then you have a MM deal right there...depends a lot on the loan amount. As someone here mentioned a few posts back, he got 6K credit for a 600K loan. If anything like that I would go for it even if I was sure that in 3 months I would sell the house.
