Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Hi Shah,

I don't think I'll be refinancing anytime soon, a 30 year fixed at 2.49% is good enough for me at the moment. If anything I might buy another house before refinancing again.

Loan Care is my old lender, I used Loan Cabin's Title Company which is Fidelity National Title. I found out from the notary that Fidelity also does escrow as well which is interesting. In my previous refinances, the title company is separate from the escrow company.

LD wont advertise their best rates. To get their best rates you have to apply and wait. The first LO you talk to will give the higher rates and you should walk away. Now the next step is highly ymmv. Your file could be transferred to another LO a few days (wait at least 1 week I would say) maybe 10 days who might be able to give you better offer a few days later. Or maybe not. Some LD phone numbers automatically redirect to the original LO. It is my guess that the original LO loses out if you ask him to apply the discount you got and so he will not be so happy to do it.
So at this point try a non-forwarding number like (855) 328-9584 and it may be that you will open a new file, but the new LO you get is likely to have more incentive to get you locked in right on that call and may actually offer you a LC-like rate to get you locked in. You do need to mention the offer you got in the email. This I think will have to be the lock-point. And then after that you can do even better if you have other offers to rate match with.
This has been my experience.

Twice on two different loans, my initial LD LOs (2 different people) actually discouraged me from going ahead because in their opinion, going down 1/4 point is not worth it to even look at the file!

I thought I had read on here that if you do a cash out refi, then any other refi that you do within 6 months would be considered another cash out.

But I can't find anything online that confirms this. Perhaps it is not true?

Hmm I've read somewhere those are fannie or freddies guidelines...might have been on boglehead. I will try to find it and post here.

I believe I asked my LC LO when I can refi with them again and was told after 6 months but I will double check to make sure.

I do remember back in September I was talking to a Lenderfi LO and asked him if he would do a rate/term refi after my cash out refi closes (they didn't offer cash out at the time) and he flat out said no and it would screw with current refi lender's profit on the deal once I closed.

Fannie Mae cash-out refinance seasoning guidelines require that the home buyer has closed (purchased) the property for at least six months and have made six consecutive on-time payments.

There is no 6 month seasoning requirement on subsequent refi's as per Freddie/Fannie but some states may have requirements e.g. Texas requires waiting 12 months after a cash out refi. Of course lenders would prefer that you not refi for 6 months so that they don't loose their commissions.

Thanks for the info! Just making sure I'm sequencing my refi goals properly.

With cash out refi's typically costing more points, I decided to take a higher rate (3.5%) to max out my credits. The intention, of course, being to refi again right after the loan funds. My LO at Better said it should not be an issue, but I was a bit skeptical, as it really seems like double-dipping lol.

At the current rate trend, I'm hoping to get 2.375% 30 yr no cost in mid-Jan. If I didn't take cash out on this loan, I would already get 2.5% with 2K credits.

Sounds like a good plan! How much credit are you getting at 3.5%? Should be a good number.

FYI, I got pretty much similar terms with LD...so appears that is the lowest rate this week for such loan amounts. Turbanotor had more credits but I would that that is because of his high balance loan amount.

Were you able to shop around a bit? I just closed on a 2.5% 30 year w/ $6400 in lender credits. <60% LTV, $465k loan amount which includes $100k cash out.
