Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I followed this advice and LC actually told me they won't go forward with my loan. They claimed the DTI was too high but I think this is BS. I have had 3 other mortgage companies offer me refinances at slightly higher rates without any issues. I'm actually angry that I let more than a month slip by. Terrible customer service and there's no way to contact people at LC!

From this process, the other banks tried to convince me that LC wasn't a good company to do business since LC should have (by law) provided the LE within 3 days of my application.

Better is one of the few lenders that is usually willing to match even after you lock. In fact, it seems that people have a higher success rate getting a match after locking than before.

My suggestion is to try before locking, and if that doesn't work, lock and try again. That way you get two shots at it.

Alright guys I am now 178 days into my LC refinance (I'll hit 6 months in 5 days) and I think it's finally near the end but I have some questions.

Today I was informed that I have been cleared to close and I was sent a final closing disclosure to e-sign. It shows a closing date mid next week. At this point should the disclosure be updated to match the correct title insurance fees and other costs?

Issues I see:
  • Title insurance costs significantly off (almost double) from what the title company quoted me at the start of the refinance (including extra fees the title company doesn't even charge).
  • It also shows a fee for a survey and even names a survey company the fee would go to which shouldn't be needed because I provided the original survey already.
  • The prepaids section has lines for funding escrow (home insurance, property tax) however one of the other pages clearly is marked that this loan does not include escrow.
Do they need to fix this before I e-sign it or will this get fixed at a later stage before the refi is complete? I asked my loan agent about these issues and he said "this is the initial cd which is not balanced with all the fees. Please sign this as is. The final cd will be correct with the removed survey and correct title fees." Any reason not to proceed?

Final CD should be as close to reality mostly. Is your notarization scheduled? You have 3 days to back-out if you feel the figures are not right.

You need to sign it right away. This is the "initial" closing disclosure. The reason you need to sign it is that the notary can't come over until 3 days after you sign the "initial" closing disclosure. A day or 2 before your notary signing date, ask Loan Cabin to email you the final signing documents which will include an updated closing disclosure. Check the updated closing disclosure to make sure it is correct.

I had the same problem. I asked them to fix the issues and show me a clean CD before the notary came. LO kept saying no problem, don't worry. When the notary came, only 1 thing got corrected. I had to spend the next few days trying to sort it out. I just wanted to sign as my refi approached 6 months as well. I was able to clean things up after the closing. In fact, I just received my final proceed check from title today (2 weeks later and multiple e-mails to get corrected amounts).

Yeah those are the standard Fannie Mae limitations. In theory this means that you should be able to get $4500 of net credit, but LoanDepot wasn't willing to go beyond $2000. When I refi'ed with Better, I got $3700 of net credit.
