Apple trade-in credit

If your trade-in doesn't match the condition described, or isn't an eligible device, you will no longer qualify for the T-Mobile Special Trade-in Offer. However, Apple Trade In will provide a new value for your device. You'll have the option to either accept this revised value or reject it. 1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

Can't submit the code for the T-Mobile promotion until you have the IMEI for the new iPhone 12.
Apple - $300 rebate plus T-Mobile bonus rebate = $450 total rebate
Costco - $450 rebate
In the old math I learned, $450 = $450
Is it different in today's new math?
Now, with Costco giving a 10% discount on the phone, that's a $100 savings. So advantage to Costco.
Yet they have only one color of the 12Pro, graphite, and (with rare exception) just the 128GB storage size. Great if you're wanting that specific color/config, not so great if you wanted something else.
