How does the trade-in credit work?
You'll receive two different trade-in credits — one from Apple and one from T‑Mobile/Sprint.
Apple trade-in credit
When you trade in with Apple, you'll get an estimated trade-in value. If you pay monthly, that value will be applied as an instant credit to lower your monthly payments. If you pay in full, your payment method will be credited after your trade-in is received.
T-Mobile/Sprint trade-in credit

If your trade-in doesn't match the condition described, or isn't an eligible device, you will no longer qualify for the T-Mobile Special Trade-in Offer. 1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

I picked up my phone today from local Apple Store and they took my trade in phone and refunded me on the spot, but my order status still shows "your trade-in kit is on the way"

The second one picked from the apple store and employee took the trade-in old phone and gave me the credit back to my CC. The $150 from T-Mobile status says as received. Looks like they have not linked the Apple store trade-in to the T-Mobile trade in requirement.
What I did for the second scenario is I sent a iPhone SE 2nd edition from Cricket to Phobia. I am expecting $220 for the SE. Will keep you posted.
