1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

So, should I do a port in to T-Mobile, and only then buy the T-Mobile phone?

There are 2 promos going for CURRENT TMO customers:

2. $200 loyalty offer for 5+ year TMO customer.
I ended up not trading in because I got more $ selling my iPhone 11 privately.
So I opted to get the $200 T Mobile loyalty offer because I had been a TMO customer for over 6 years.
