The TRUE value in Chase Ultimate Rewards is in their 1:1 transfer rates to their ~13 or so travel partners. The Chase Travel Portal is pretty good if you have the Sapphire Reserve and you get 1.5 cents per point. By transferring you can get 3 cents or more. Sometimes even more during promos or specials. Although if you can get around 2 cents per point you are doing just fine with Chase.

By doing this, I was able to book two business-class round trip flights to Europe in 2019. Ended up costing me like 250,000 points, but the dollar value of those was over $10,000.

The best I've really seen along these lines is with transfer to Hyatt's system due to the fact that they put their hotels in to tiers for point redemption rather than doing a straight point-to-dollar conversion, but I haven't really seen any advantages on airfare, and I definitely haven't seen transfers that seem to particularly advantage Sapphire cardholders. But it sounds like I'm missing something.
Lotto tickets, anything inside, and I've never hear of cash only for GC's at gas stations.... Try a different place?

But their investment You Invest thing is garbage... I was told yesterday that i couldn't liquidate my SPEM due to Presidential order haha... After 1 hr... They called me to tell me that I was lucky the presidential order has just been lifted... Back to vanguard... Don't know why i left.
