I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

No one can accurately estimate the impacts of opening up a new credit card without knowing information that you shouldn't disclose in a public forum. If you really want an answer, then I'd suggest that you try some credit score simulators (there are many different ones, just google "credit score simulator").
In that absence of personal financial information, the conservative approach would be to avoid the risk. Wait until after you've made the major purchase before entertaining the thought of a new credit card.

You said you were preapproved, but you neglected to say whether you were subsequently approved. In either case, I'd suggest that you call the reconsideration line: (888) 270-2127.
If the card hasn't been approved yet, request to have your application withdrawn. Then go to your local Chase Bank and apply there.
If the card has already been approved, then ask whether canceling the card would disqualify you from applying for a new one at your local Chase Bank. (Be careful about the 5/24 rule, if the card was already approved.)
For me, if the card was already approved, I value preserving each one of my "5" (under the 5/24 rule) much more than $145.
BTW, the fault of overlooking the annual fee waiver and the $50 grocery credit goes, in part, to the SD Moderators. When they re-wrote the OP's original deal, they disabled the OP's ability to later add new information to the post. At the same time, they erased the Community Wiki, so no one could add any new information about the deal. The end result is that you either read through the entire discussion string or you end up missing important information.
Anyone know how big of an impact income is towards approval? .. I have about 750+ credit, about 5% utilization, and no late payments.. but my income this year is sub 30k
I have both the Sapphire Reserve and Freedom Flex cards. What happens to my points accumulated on the Sapphire Reserve card if I were to downgrade to Freedom Unlimited? Can I even do the downgrade if I already have the Freedom Flex card?

You would keep all those points as Ultimate Rewards, you just wouldn't have access to all the transfer options and perks that the CSR gives you. That's a lot of points, you could transfer to a travel partner that you frequently use before downgrading? And yes, you can downgrade the CSR even with already having a Freedom Flex. There's people that have multiple Freedom cards from downgrading multiple times through the years.
