I've been a landlord for 40 years. If you want to deal with ants use https://www.walmart.com/ip/TERRO-...4269595​ it only works on sugar ants so add a drop of cooking oil and it will attract all ants and they take it to the nest and kills the whole nest. Place it at locations where the ants are seen. Generally effective for a year or more till a new colony finds you. If you don't want to pay $2/oz there are DIY instructions on the web for making this for pennies per gallon.

The comments about buying concentrate are dead on. when you pay $7 for a gallon of mixed spray you are paying $1 for the product and $6 for a gallon of water. tHe concentrate won't go bad in your lifetime. Just don't store it in temperature extremes.

Any pesticide you spray will be greatly diluted in the next rain. Consider granules a 50 LB bag at lowes is $10 or $20. Put it down in a dry season. Water it in and they may work for months depending on how much rain you get.

The best bet with any pest is products they take back to the nest and kill the whole colony.

Note the above also applies to herbicide - I have a pretty big area of rock/patio to do a couple times a year - the largest area about 40-50 (2k sq ft), and I was originally using one of those gallon-sized integrated battery sprayer things - man it took so long and killed my back. So, I got another sprayer (2 gal liked above is about $15, always best to have separate sprayers so you don't risk killing your lawn) and some concentrate - MAN it's so much quicker - the sprayer does a MUCH wider swath and puts out a more even spray that it saves the herbicide too.

Yup, if you go through a lot of this Home Defense product, just save yourself some money and buy the more concentrated version (Bifen) from an online pest control store, ebay or amazon.

If you'll use it inside at all, get Bifen IT, which can also be used outside. If you use it outside only, get Bifen XTS, which has oil in it so it lasts longer. I use Bifen XTS for mosquitos and other insects in my yard, and one jug will likely last most people many years because it is so concentrated. You will need to have your own sprayer though.

I'm in TN, but have the exact same process as you. Will never go back to off the shelf ortho.

As an aside, if you have a crabgrass problem, buying the concentrate from doyourown with a surfactant is a game changer.

Same chemical and same concentration as generally recommended but adds zeta cy. I use a bit more concentrate than this or recommended but never had trouble with this either.

Check out Taurus SC for the gold standard of ant control. You spray it on the exterior perimeter of your home once in spring and it'll last through fall. The active ingredient in Home Defense and Bifen only lasts 2-4 weeks, so must be resprayed. Check out the online reviews for Taurus SC, which is slower acting and kills the whole colony when the ants walk through it and track it back to their nest. I'm in a northern climate, so I spray Taurus once in the spring and keeps ants out until the following spring. In a southern climate you may have to spray 2X per year. Residual effect should last at least 6 months.

The active ingredient in Home Defense and Bifen does not kill on contact. It's not like Raid. It may take up to 12 hours for it to kill the insect, so the ants that walked through your dried spray likely died a few hours later. But the benefit of it is that it has a residual effect, so it'll work for at least several weeks after you spray it.
