Here's my experience last night in SoCal trying to trade in my T-Mobile S21 which I still owe I think $166 on the device.
1.) Cerritos BB - I bought the phone online and pick up in-store but they told me I have to return and wait one hour to re-buy the phone. I told them that I will do another transaction and will just return the phone today. The rep tried to trade in my phone but on her screen, there was no option to trade in my WHITE T-Mobile s21 device(but there was an option to trade in black and another color)I tried explaining but she seemed clueless so I cut my losses and headed to :

2.) Downey BB - got there but the rep told me that he can't access the trade-in page on his computer and told me to try :

3.) Lakewood BB - got there and was trying to explain about the promo and device trade-in and she told me that she knows the process and brought out a printout of the promo.

I'm on T-Mobile and just left Best Buy. Can't really say exactly how they did it, as it took a collection of them and they would start over and try different ways, but in the end traded in my 128gb S20 FE for a 128gb S22+ and walked out with ~$100 gift card in my pocket. Score!

Wonder if I should not take risk ordering 256gb and just try 128gb. My current phone though has 100gb used out of 128gb plus I have a 64gb microsd card
