Nice deal, Pity I still have the Ink Business Preferred active and just applied for Freedom Unlimited... A word of caution with their UR Travel service. I had very negative experience with them lately.

On one occasion, I planned my conference and booked the hotel with UR Travel instead of using the conference link. The price was similar, so I decided to earn a few points... That was bad choice because:

They charged the full amount immediately instead of placing a hold.
When I wanted to shorten my stay, it took me almost 2 hour on the phone to change it. And even then, their portal still shows the old travel dates and it took them 2 weeks to refund the difference, so that I had to pay the balance first.
On the other occasion, I tried to book a cruise with them - even worse headache. They do have some cruises online but not all of them. And definitely they don't have any of the optional packages the cruise lines now have to sweeten the deal. My cruise was not available on the portal so I ended up spending 2-3 hours on the phone with very ignorant UR rewards employee who wanted nothing more than to end the call.

And most importantly... The Ultimate Rewards Travel has been outsorurced abroad, to multiple call centers in at least 2 multiple locations (I heard 2 different type of accents, both equally bad). The UR Travel call center used to be 100% English speaking, very knowledgeable, very nice and attentive representatives. Not anymore. Upon your call you are getting to the badly accented employee who is clueless as to what you are asking such that you have to repeat yourself 2-3 times. Mid you, English is my second language too, so I don't mind repeating, knowing that my accent is also bad. But I also know that it is not that bad so I have to repeat myself so much so it gets tiring. There is also bad lag between you talking and call center responding. This is confirmed on every occasion I had to interact with them. The only way to solve this is to immediately request the US Representative. At least for now this works, but who knows for how long.
Thanks for the heads up. Refer my wife to sign up. That's 15k for referral and 80,000 once the spending requirements are met.
That's what OP said. 80k + 10k in branch.

Must have been a mistake. I just got approved with a credit score of low to mid 700s and I own as well. Did not ask for mortgage amount either. This was online. I'd say the extra 10k points are not worth wasting your time at the branch.

I got charged the $95 membership fee pretty much immediately after opening the card. Is that expected? I thought it would get waived for the first year.
Unless specifically offered, first year waived is not common. Chase will charge the fee on the first of the month after the date you were approved. If you were approved anytime in April, you'd have been charged on May 1.

Can someone help me decipher why I got declined?

Chase said "We based our decision on the following reason(s): Obligations too high relative to income" but then "Here are the key factors that adversely affected your credit score: Satisfactory obligated revolving accts compared to all revolving accts"

On the declination letter it says that I have a credit score of 874.

Is there something that I did wrong? Should I apply again?

I do not have a Chase Sapphire card currently.
Call the recon line. It sure seems like your credit score should get you the card. Do you have other Chase cards (Sapphire or otherwise)? Chase could be at the cap of what they are willing to lay out for you credit wise, but you may be able to re-assign part of your limit from another card or cards to this new one.

What do you buy if you can't meet minimum before the 3 months
Strongly consider not getting the card if you're in that situation. The minimum spend and perks are not designed to be a hurdle, they are designed to help you determine if the card makes sense for you. If it doesn't, it probably won't work as well as you want it to or as well as other people talk about, and it will be a frustrating experience.

That being said, if there's some unique situation that is leading to this right now but not long term, you can pre-pay utilities and insurance. For instance if you're paying your car insurance monthly you can likely pay up the whole year.

Thanks for the advice, I will have another 80,000 points from this offer as well.

But it sounds like I should use this card to transfer minimum points to avios to continue the 3 year expiration.

Since I dont travel much or stay at hotels either really, would you think I should cancel this card after 12 months so I do not have to pay the $95 fee, or switch to another free chase card even tho I have a chase freedom card already?
Quite frankly I think you should've asked the question earlier, and considered not getting the card in the first place. Travel cards are ideally for people who travel, you maybe gamed the system for some points but beyond that you aren't going to get much value out of this.

Generally speaking I don't advise canceling cards unless you have to, I would product change this to a Freedom with Ultimate Rewards. It's the plain jane freedom that is no longer offered to new sign-ups but you can PC to it. This is ideal because it doesn't block a potential sign up bonus if you eventually want a card that IS still available to new sign-ups and has a bonus.

Note that Chase will refund the pro-rated fee so you don't have to cut it that close to get the refund. But you do have to wait a full 12 months to PC to a no annual fee card, due to their interpretation of a law that essentially bars them from changing the fee for a card inside of a year.

Slightly complicated situation. I hope someone here can help answer.

1.I got a new Chase sapphire card in Jan 2019. I downgraded that to Chase freedom in Jan 2020. Then upgraded it to Sapphire again in Jan 2022.
2. I referred my wife to Sapphire preferred and she got her Sapphire Preferred in Feb 2020. She downgraded that to Freedom Flex in Feb 2021.

Question- if she applies for a new Sapphire card would she be treated as a new customer and be eligible for the bonus?

There's no way it's been 48 months since she received her last bonus, so no, she wouldn't get it. Just wait 48 months.

$5k is generally the minimum. Depends on your credit history and your current lines of credit with chase.

Are there any limitations on a single household getting this bonus? I applied for this card last year and got the bonus. To be clear, my wife has not applied to any Chase cards ever herself.

worse comes to worst, utility companies will cut a refund check if you move out of that service area.

No such limit. SUBs are per person (or per company for business cards)
