Are the flights through CSR portal same price as the direct airline tickets?
I don't check regularly, but far as I know pricing is the same, and should be bookable directly in the portal.
Regarding hotels, if you're not aware, transferring to Hyatt will typically yield better value than booking through the portal-- usually 2-2.5 cents a point transferring, vs the 1.25 or 1.5 you get with CSP and CSR.
This won't be true for the other hotel transfer partners as unlike Hyatt the others have much less valuable points so transferring 1:1 is a money loser compared to using the portal for other brands.
However, the in-branch application suggested that only the selected offers were available and the Sapphire was not included among the list.

Spend 4K in the first 3 months then another 2K in the first 6 months to get the 85K bonus. So you need to spend 6K total.
