Deluxe doesn't do rental properties and other investments.
Why do you say that? It absolutely does and it does all passthrough self employment and income. In about twenty years of using it I have not found anything it would not do and I have complex returns.

It will not do true corporate business income but for anybody else it should do all you need. You only get some extra guidance with Premium.

Leaving your post up is going to cost people if they take it as truth.

Ah, it's the weekly NewEgg H&R Block Deluxe w/State tax software post - Thank-you OP (Rep's for the post)

But for the rest of us watching and waiting...the price is STILL too high!

HOLD HOLD HOLD
just go with cash app its free

the reason we have to do our own taxes in the first place is we are paying these companies money they are using to lobby politicians so we have to do it in the first place.

The irs knows exactly how much we should get back there is no reason we should be doing taxes. This is all profit for the company. if we lived in Europe no one does their taxes.

I've been a landlord for 25 years, and according to the H&R Block website, you need the Premium version for rental property income. Does the Deluxe version handle rental depreciation?

A Google search gave me the following information:
If you're curious about how to add rental income to taxes to your return, there is tax software for rental income available. In fact, H&R Block Online and H&R Block Premium Tax Software, can help you manage your rental income tax reporting requirements as well as the rest of your tax filing.

pricing is not good for a glorified form... this base software is the same for a decade now.

They tell me the same for my 1099 income and other self employment income yet I use Deluxe.

If you read it carefully it just says it "covers" it. It is what they leave off the one box that does the upsell. If you go look at supported forms for all versions they are the same.

With that being said maybe Premium does have some feature that may help or speed things for you and as I have never done rental property I do not have any experience with it all and it is a YMMV.

BUT as you can see from my screenshots of my last years version of Deluxes it does cover rental property and its depreciation just like it does for business property. I have spoken with others that use it to do just such but think in most cases they were people renting a single rental.

From what I see it looks like it does it all and will do multiple properties. I do multiple business and have no problems.

The whole process is guided and your intent is to deceive if you want to give the impression you have to enter on forms. You can go to the very end till you see them. The software actually fights you to get to a form and you have to override the guidance to do so.

Why come up with BS like that? What is your game? You work for freetaxusa or something?

You other point is foolish as well and it is one of the features of Block that I like. I have entered my taxes the same way for many years and know right how to do and where to get to stuff. I am not at the mercy of websites that get redesigned sometimes almost monthly to amuse cellphone's child. You are not playing Candy Crush. I'm not a child that needs flash and pretty colors. The underlying forms have not changed much, what do you need stars and banners when your enter a W2? Websites also sometimes go away forever and I know right where my data you can keep playing with you apps.

My state has a very easy and extremely simple portal for filing taxes so I only need vanilla deluxe which should be only $15 like previous years.

Will the Deluxe version work if you have capital gains and interest income? I made a whopping 400 bucks in capital gains last year.

MIne has an extremely backward one and as you can see below other problems. I'm staying as far away as I can and it puzzles me how people are saying to go to the states or feds sites to feel safer come to that conclusion.

Maybe you live in decent state that is run well but a at the federal and many state levels things are really backward..They still run Cobol and floppy disks at the IRS. The fed Direct File system only takes the most basic returns.

It does look like it there may be some truth to it but it sounds highly exaggerated also. Not two days of outages and more a short period but on very bad day, the day before tax day. It was not some massive outage and most taxpayers could still file.

Why would I exaggerate this? No home e-filers could file. I was involved in this. It was out Sunday night and filing day Monday at least. Each time you hit submit it gave a "Bad Gateway" error and charged your credit card $19.95! Some people had 20 $19.95 holds on their credit cards.

I said that based on the story I read and linked. It specifically said "some". I 'm not saying that you exaggerated your situation and that is a mess. Maybe it was all and the article used bad grammar but I had not heard of it either and used the software that year.

Some H&R Block customers who waited until the last day to file their taxes faced frustrating outages that began Sunday night, according to the company and Downdetector. The outage was resolved by Monday afternoon, the tax preparer's support account posted on X, formerly known as Twitter.

By around 4 pm ET, affected customers were spared from the last-minute trip to the post office.
"We have notified our clients via an in-product message and as they reach out to customer service that they can now efile their return," H&R Block said in a statement to CNN.
Also the support site on X only had three comments and I wonder how many were really affected. That again does not mean that you were not left you in mess and in a bind and I do not think you exaggerate that at all.
