In before the "z-wave is dead" crowd.

Z-Wave is still the best performing platform out there the whole "oh but you need a hub" is just BS. so what, spend $30-$80 once and get a stick or hub or whatever, and you can connect multiple devices to it.

Wi-Fi devices work OK, Matter is steaming bag of disappointment. Matter over Thread is even worse.

Zigbee works well also - but crowds the 2.4ghz space and depending on your router's channels, might interfere with your 2.4ghz network. You need to pre-plan deployment.

I'm waiting on ordering the Home Assistant "Paper towel holder" z-wave coordinator/hub. It's a beast and will allow me to reach further into my property.

Z-wave is, in my opinion, the current king of home automation protocols. That's a hill I'm willing to die on.

I've been using these Zooz switches (various series) all over my house for at least 5 years and have never had a single one fail. Maybe you have a wiring issue?

Yes, the Zooz 800 LR controller works great with HA. As does the ZEN16. Note: if you have a MyQ garage door, Chamberlain/Liftmaster/etc., have closed that ecosystem. Cool hack that someone came up with, and I have replicated, was to use one of my garage door openers (that you would put on the visor in your car), open it up, then solder 2 wires to each door contact point. Use these wires in Relay 1....wash, rinse, repeat for additional doors. It is working very well. Just have to change the CR2032 battery from the remote control board once a year.

You will also want the XS/Tilt sensors for each door. I have the 700 series. If you are just getting into this, you'll benefit by purchasing the latest 800 LR which will connect directly to your Zooz USB Controller. Much better status updates on door status (open/closed).

Might be worth investing in an Intermatic Smart Guard (IG2240-IMSK). I purchased 2 of these, 1 for each 200A panel, to provide whole home surge protection. The modules are replaceable making this a permanent and easy maintenance solution.

I was thinking about ZEN17 for the garage, my openers are from 92, so nothing smart about them. For closed door sensor I will just attach some mechanical or magnetic switch.

For the door, get the ZSE43. I asked about these, "Sold Out", and they are upgrading the hardware. You might want to ping them to determine when they will be back in stock. I use the ZSE43 on my 3 garage doors, but they are the 700 series zwave chip that doesn't support LR (Long Range). LR will be better for these battery sensors.

I'd ignore that. Yet another troll. There are some individuals here posting a made up stories. Nothing unusual. Frustrated scammers banned for their activities,competitors,etc. It happens all the time theses days.
As an installer, never experienced something similar regarding Zooz. Certainly , they made errors , but fixed once reported.

Perfect timing. Finishing my basement and put a plug in by the water main so I could get the shut off valve. Also picked up a couple spare switches and 10 leak detectors. Still 1/6th of my home insurance deductible if something were to happen.
