a lot of HVAC companies will try and upsell cleaning services using acidic cleaners but in most cases it's completely unnecessary and can even cause damage to the coils. i'll use my neighbor's story as an example of his house at the shore:
an HVAC company recommended a condenser cleaning to my neighbor for his old 1990's system b/c they told him that the dark black coating on the fins is years of dirt build up and it's preventing the unit from running efficiency. they said they can clean it with an acidic cleaner. so they did a treatment and it wasn't working well, so they did another one, and another one. so 3 acidic cleaning treatments which is automatically a big no-no. they removed most of the dark coating on the fins and claimed job well done.
turns out, the dark coating was an extra anti-corrosion coating that the manufacturer used back in the 90's for condenser models designed for use in salty-air environments (ie like the shore). today, manufacturers usually use blue, clear, or sometimes brown/gold. so the tech was uneducated on working on older equipment, and ended up stripping off the anti corrosion coating. the coils then started rusting, and it sprung multiple leaks in the coils in 3 1/2 yrs. the unit lost all of the R22 refrigerant and due to the number of pits, it was beyond repair and he had to replace the entire condenser.
Note: this is referring to cleaning evaporator coils which produce condensate (water) and thus basically wash the product off the coils while the unit is running which then drains out the condensate drain line
If you are using this on condenser coils, after applying the cleaner and letting it dissolve the build up on the coils per the instructions, then you should get a hose sprayer on a gentle spray setting and wash the coils down.
Community Reviews
This foaming coil cleaner is aimed at HVAC evaporator and condenser coils, with the strongest use case being seasonal cleaning of home units, RV roof A.C. units, campers, and even mini splits when used outdoors. It is described as effective on condenser coils and works best with gentle rinsing, since the fins are easy to damage and the product can leave a strong smell that needs extra rinsing. The listing price around $6.35 to $6.37 is also called out as a regular sale level, though delivery costs can change the real total.
