Thanks! I haven't heard from anyone in a week minus just one paper for my spouse to sign. I locked on the 23rd and was conditionally approved the same day. Didn't need an appraisal.
Correction: There is an update on my report today that title work was completed last week but nothing. I actually changed title company a day before listed here and she hasn't heard anything.

I didn't need an appraisal either, so that was good. I rarely heard from them proactively. Most things required one email and two phone calls before I got an answer.

In my case I've observed the following:
- my dedicated concierge was very responsive until I locked my rate. I've still never spoken to her by phone, but before locking my rate, texts and emails were answered within 1-2 hours.

- another person with less tenure (looked up their NMLS ID) but the same role as the concierge was relatively easy to get ahold of. I spoke to him multiple times and 50% of the time, when I called, he answered directly. The other times I got a reply same day/net morning. Same turnaround via email.

- my processing expert was very responsive about his responsibilities. I would send an email and 30 minutes later get an answer. However, when I had questions that he couldn't directly answer, I had to follow up multiple times. Seemed like he would pass on the request, but I wouldn't be told to whom nor would the other people reach out quickly.

- my closing expert I've only emailed once (asking when I will see the Amex task) and got a reply in under an hour. No other contact needs yet.

Thanks for the info. I just reached out to the Processing Expert via email for an update. I think it might have been slowed down by me requesting a new title company. It was $200 cheaper to do so but I believe that had already received paperwork from the other company.

I'm in the same boat. I asked the same question here last week but didn't get any feedback. We'll see. I don't have a closing date yet with the lender I'm going with but will report back once I finally can submit my paperwork to Better for the $1000.00 back.

Thanks. Title agent said she sent the documents last Friday, the 1st, which maps up with the title status on my account. Still no reply for the Loan Expert though.

With the title company that Better originally used, I also saw rates drop $800 from the original estimate. I didn't think I could beat that until I realized that it dropped due to the standard credit from my original title policy. Luckily I was able to shop around and found this cheaper company. Every little bit helps and $200 isn't anything to sneeze at.

How do i go about shopping for title services? Better is currently quoting me 1090 for those services but am thinking ill save a bit if i shop around. Never done it before tho.

Just keep in mind that in some states, the actually title insurance policy itself will be the same cost regardless of vendor. So even if Better is overestimating it (as in my case), it will be whatever the state mandated rate is.

Thus, in such states, you would be shopping title agents for their fees, such as attorney fee, settlement fee, notary fee, etc. Some vendors, like the one I requested, charge a flat rate + title insurance policy + specific extras outlined in advance (for instance, mine charges a flat $25 per wire transfer after the first, so two mortgages being paid off would create an extra $25 fee).
