Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

Correction: There is an update on my report today that title work was completed last week but nothing. I actually changed title company a day before listed here and she hasn't heard anything.

In my case I've observed the following:
- my dedicated concierge was very responsive until I locked my rate. I've still never spoken to her by phone, but before locking my rate, texts and emails were answered within 1-2 hours.
- another person with less tenure (looked up their NMLS ID) but the same role as the concierge was relatively easy to get ahold of. I spoke to him multiple times and 50% of the time, when I called, he answered directly. The other times I got a reply same day/net morning. Same turnaround via email.
- my processing expert was very responsive about his responsibilities. I would send an email and 30 minutes later get an answer. However, when I had questions that he couldn't directly answer, I had to follow up multiple times. Seemed like he would pass on the request, but I wouldn't be told to whom nor would the other people reach out quickly.
- my closing expert I've only emailed once (asking when I will see the Amex task) and got a reply in under an hour. No other contact needs yet.

Thus, in such states, you would be shopping title agents for their fees, such as attorney fee, settlement fee, notary fee, etc. Some vendors, like the one I requested, charge a flat rate + title insurance policy + specific extras outlined in advance (for instance, mine charges a flat $25 per wire transfer after the first, so two mortgages being paid off would create an extra $25 fee).
