EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Interesting, I stand corrected. Not sure how they aren't getting EPO penalty. Can I ask, when in the process do you enter your Amex number? I just signed up and got the pre-approval and all that, but in the "tasks" section, there is no mention of entering an Amex number. Thanks for the help!
With this "Amex credit" I'm not sure their model is the same as other lenders. They may be in the VC-backed "growth" phase rather than actually trying to make any money.

I did check with my concierge before I refi'd again with them and he just asked me to use a different card on the second refi.

So no hard credit check?
If you are serious with proceeding with better (or another lender for that matter), then multiple hard pulls from multiple lenders within a small number of days doesn't matter to the score.

My concierge told me I can use the same card multiple times for same or different property and still be eligible for $2500 credit

If you have another Amex card, I'd suggest using a different card. And if you don't have another Amex card - time to sign up for another Amex card! (not you, specifically, iuku - anyone reading this)

Your concierge may be right, but I think it minimizes risk of not getting the credit to use a different card.

I agree to minimize the risk of not getting credit. But someone page or 2 back reported to get credit twice for same property buy not sure if he/she used same CC or not.

Not necessarily. In my opinion, what worked once should work again as the offer is confirmed to work on the initial card. When you use a new card its not certain that it would work on the new card especially with some posts in this thread earlier mentioning that you need to have had the Amex for some unknown number of days before you become eligible for this offer. (Thread is too long to try and find that post but I am sure I read it here). So either way a risk, but I would just make sure you get a no-point no-closing cost refi at the minimum without factoring the Amex credit.

Definitely YMMV. I started reaching out to other lenders on the past Friday. A small local broker provided a fee sheet on Saturday. I started better application Saturday night and emailed competitor fee sheet. My better concierge matched Monday morning and I intend to proceed Monday night.

better issued conditional approval as of this morning (one business day after intend to proceed).

After some constant pestering I was able to get everything through with Arnold and they were able to beat my competing offer as well as provide the savings by AMEX. Maybe the squeaky wheel gets the grease.

I am a 2nd refinance with Better.com boat rider here. I am trying to refi again for my 15 year.

Thank you for the suggestion for GuaranteedRate. I tried Lenderfi, zillow, sebonic... all were high rates.

GuaranteedRate just gave me an LE for 2.375% for a 15 year with a .375 points. They have a 1100 lender fee in section A so its about 1926 total for section A. Submitted to Better.com to price beat. Hoping they do.

Loan is 230k, CA property.

Owning requires 300k+ loan or i would have gotten their LE.
Do any of these lenders provide an LE without having to talk to one of their folks? I really dislike having to deal with mortgage officers.

In your first to second refi, did you do the second one before you got the credit for the first or did you proceed before getting the credit?
