Any lender that doesn't do online quotes is junk in this day and age. Get with the times. Nobody wants to talk with someone on the phone. It's a huge waste of time.

first refi since 2016. Estimated LTV is 75%, appraisal waived. I'm sure there are 100's of people in this thread across multiple lenders who can attest to appraisals being waived especially if you are comfortably under 80%. I believe most lenders utilize Fannie Mae rules/software to determine. The secondary market will gladly buy your loan from any lender if it passes the Fannie Mae guidelines.

They have rates displayed but I cannot customize the rate to take a higher rate for more negative points (credit).


I did get the email finally and have asked to run me a Loan Estimate as it looks good enough to lock for me.

If the rates tend to stay low or trend not too far off then people should consider refinancing often Smilie. I have in the past done 3-4 in a single calendar year and have netted back after closing costs about $16-$18K on a higher loan balance and taking a bit of a higher rate.

That's a great point, but they also have over 35 million appraisals on file. There is a decent chance that when you purchased your home, which required an appraisal, that your loan ended up with Fannie (and ultimately your appraisal did too). Like a 4 in 10 chance I believe (maybe better?). If they have your original appraisal from purchase your all set. They bake in a certain amount of annual appreciation by zip code, and hopefully your balance has gone down, and if those basic assumptions put you under 80% you're set. The specific criteria you allude to affects less than 7% of applications and can be found at the below FAQ, under "ineligible transactions". The bigger problem is simply people who have yet to build up enough equity even by Fannie's calculations.

Love the simplicity of the better site. Uploading docs took 10 minutes. No annoying phone calls, etc.

Locked in 3% on a 20yr with $1,715 in credits. I'll walk away with a lower rate and about a $1,000 cash (after credits & Amex).

Could of scraped the internet to save 10-25 bps, but time is money.
